You will lead the efforts that span most of our operation. You will be a vital and influential member of our leadership team. You will own the entire property management effort and build the team that will support the efforts listed below:
Property Management:
· Provide and ensure efficient and continuous operation of the properties.
· Ensure compliance with lease and building operations requirements.
· Review and assist with the workflow of leases, lease abstracts, lease amendments, and other legal correspondence for accuracy and/or completeness.
· Ensure timely response and support of requests for maintenance, information or other services. Develop and maintain courteous, close-working service-oriented rapport with colleagues, tenants and owners.
· Conduct and process property inspections on a weekly basis and prepare inspection reports.
· Monitor vacancies.
· Maintain a current assessment of property management procedures.
· Maintain personal contact with appropriate owner representatives to maintain a solid, reliable working relationship.
· Ensure renewals and options are performed and notice is given on a timely basis.
· Initiate and distribute timely reports to owners on financial, marketing and maintenance information.
Reporting Requirements:
· Provide documentation and other reports as necessary in an accurate, concise and timely manner.
· Develop and/or manage both high level and detailed financial reports and statements for use by Management or as necessary to measure and manage the property management and lease administration functions in a timely and accurate manner.
Financial Analysis/Accounting:
· Manage and coordinate day-to-day financial transactions including: accounts receivable, accounts payable, collection of all rents and up-to-date maintenance of required financial records and files
· Prepare and/or review monthly financial statements, including analysis of monthly and year-to-date variance, rental payment summaries, and verification of Rent Rolls.
· Prepare annual rental obligation budgets, mid-year budget reforecasts and five (5) year budget forecasts.
· Review and approve all rental obligations and operating expense invoices for the properties, up to the limits of authority for this position, and ensure payments are made on a timely basis.
· Manage subtenant billings and subtenant delinquencies including collection calls/correspondence and recommendations for legal action.
Desired Skills and Experience:
· Understanding of business management, real estate principles and processes. Knowledge of building operations, accounting methods, landlord real estate law, lease documents, construction, leasing, and personnel relations are required.
· Possess and demonstrate a high level in written and verbal communication skills. Specifically, successful candidate shall have proficiency in clear and professional email correspondence and excellent presentation development and delivery skills.
· Possess and demonstrate the ability to manage and meet multiple deadlines and deliverables.
· Possess and demonstrate excellent Excel skills.
Preferred Skills and Experience:
· Prior property management experience
