Job Description:
Reporting to the Facilities Manager the Facilities Assistant Manager will support all aspects of the building facilities operations, develop a strategic and systematic means to perform maintenance inspection routines, support and at times direct the custodial crew when they convey problematic facility findings and supervise the work of third party Vendors to maintain and improve a fully functioning, safe facility. The Facilities Assistant Manager will conduct all maintenance, repairs and improvements for the exhibition facility and back of house areas and will assist with the offsite warehouse location as needed. The Facilities Assistant Manager will play a strong role in identifying catastrophic building failures and in developing methods to mitigate impact to the exhibition.
The Facilities Assistant Manager is responsible to ensure the quality of work performed. They will supervise the completion of work and tracking through electronic documents and the chosen Meow Wolf CMMS. They will complete frequent site inspections, coordinate with Facilities and Exhibition teams, and perform skilled maintenance tasks in the repair, maintenance and upkeep of facilities.
Ideal candidate has thorough communication skills, in-depth familiarity of building systems (HVAC, plumbing, electrical, fire protection, bar equipment, fixtures and finishes) shop tools and skills, construction. They are also knowledgeable in cleaning and sanitation methods and machinery. They will demonstrate an appreciation for our employees, clientele and for immersive artwork.
The Facilities Assistant Manager is responsible for maintaining all safety protocols and procedures and building codes in compliance with state and federal rules and regulations. This role advances the organization by maintaining the highest level of services and support for employees and guests.
General Duties:
Encouraging a professional, respectful and empowering work environment
Play a strong role in respectful team building, cross departmental support and active positive communications
Manage staff strategic scheduling, productivity, quality control and safety measures for the Facilities Maintenance Crew and Custodial Crew
Initiate, encourage, and maintain internal and cross-departmental communication
Train staff to provide a memorable and uniquely Meow Wolf level of service to guests
Develop and maintain quality vendor relationships with subcontracted Vendors and suppliers
Create and manage a disposal, reuse, and recycling program by taking a strong interest in the best interests of the environment as a whole.
Establish and coordinate maintenance of all building systems including HVAC, Plumbing, Fire Suppression, Fire Safety, Electrical, and others as defined by leadership
Maintain a detailed CMMS system, tracking the inspection and maintenance details of Facility assets according to the maintenance policy
Track and audit all Work requests and task lists
Create and execute equipment audits and inspections policies
Model and ensure compliance with all safety and security protocols
Maintain Preventative Maintenance program to ensure there is no negative Exhibit operation impact
Perform skilled maintenance tasks in the repair, maintenance and upkeep of facilities including carpentry mechanical, custodial and basic non-licensed electrical, plumbing, and HVAC
Ability to motivate, supervise and train maintenance staff and supervise contractors such as electricians, plumbers, HVAC, mechanics and technicians.
Oversee quality and quantity of work performed by staff and contractors and ensure accomplishment of the assigned work is performed in a high quality and a prescribed manner.
Respond to emergency calls for all alarm services or building emergencies.
Maintain all warranty and manuals regarding all supplies and equipment.
Develop and revise written standard operating procedures as the need arises
Conduct and maintain parts inventories with a focus on critical spare parts being on hand in sufficient quantities
Develop a routine inspection schedule for checking the physical site and equipment for safety, cleanliness and good repair.
Knowledge of how to work safely with chemicals by in depth review of SDS sheets

Essential Skills and Abilities:
Computer literacy in the management of CMMS maintenance software systems
Ability to inspire staff
Strong knowledge of safe work practices, regulatory requirements and duty cycle needs of equipment
Adaptable to changes in a fast-paced work environment
The position requires in-depth knowledge in areas of HVAC, electrical safety / wiring and controls, generator maintenance, plumbing, life safety systems maintenance, wall repair, carpentry, painting, and machinery operations.
Proficiency in the safe and proper use of power equipment and tools, heavy and light machinery, and building materials.
Ability to multi task several priority projects
Knowledge of facility standards, codes and regulations
Be able to read blue line prints of the facility and of light, sound, exhibit, structural and MEP drawings.
Computer skills, including knowledge of Microsoft Word and Excel, and the ability to learn and apply new software applications.
Be willing to work as an inspirational and motivated part of a team.
Establish and maintain a courteous rapport with exhibit guests, visitors, vendors, and co-workers.
Embody and demonstrate exceptional customer service skills, even in stressful and/or demanding situations.
Train and supervise responsible employees.
Understand and follow oral and written instructions.
Communicate clearly both orally and in writing.
Required Qualifications:
Minimum 5 years facility management experience in entertainment / museum / the arts /hospitality / operations environment
Proven work experience as a Facilities Facilities Assistant Manager or similar role
Strong mechanical, electrical and fabrication aptitude
Ability to read MEP plans, schematics and architectural drawings
Ability to work a flexible schedule including weekdays, weekends, evenings, and holidays
Ability to respond to emergencies during the exhibition operating hours
Expertise in welding, power tools, shop tools and multifaceted fabrication, assembly, and mounting techniques
Expertise in finishes, painted surfaces, adhesive and fastening methods
OSHA 30 certified or willingness to be trained
Desired Qualifications:
An appreciation for the arts.
Practical knowledge of Sketchup
Experience with digital fabrication including laser cutting and CNC machining. Experience with 3D modeling and design.
Prior work experience in a creative organization.
Prior work experience in a retail, museum, recreation facility, or other public space.
ETCP certifications in Rigging and Electrical
CAD drafting skills
Work Platform and Fall Protection certification

Work Environment:
This job primarily operates in an indoor setting with exposure to noisy environments, dim lighting, strong visual effects including strobing lights, special effects, fog machines and small and/or enclosed spaces. Warehouse work off site may be required at times.
Physical Demands:
Moving in different positions to accomplish tasks in various environments including tight and confined spaces.
Remaining in a stationary position for prolonged periods.
Repeating motions that may include the wrists, hands and/or fingers.
Positioning or moving objects up to 75 pounds.
Safely working at heights: Working in an aerial work platform, Climbing ladders, roof work

Work Schedule:
This is a full-time position, working a minimum of 40 hours a week. It requires a flexible schedule to accommodate times the exhibit is closed to the public to work as needed for maintenance calls. Evening, overnight and weekend work are required as job duties demand.
Supervisory Responsibility:
This position requires supervisory responsibility over other members of the Facility .
Travel:
Minimal travel may be required for this position, less than 5% of the time.
