Leasing and Occupancy Specialist
Northside Associates - LIHTC and HUD Section 8 Property

Summary:
We are searching for a Leasing and Occupancy Specialist that can assist with all aspects of the move in and recertification process in order to be compliant with HUD and the low-income tax credit housing process. We are currently going through a large lease up of about 100 units and we are looking for someone to assist our current staff with this process.
Responsibilities:
· Assist in the lease up of newly renovated and new construction units that are LIHTC layered with Section 8 subsidy.
· Pull applicants from the waitlist, screen them, collect verifications, income information, show the unit, and process them for a move in.
· Work with our 3rd party compliance mentor until the file is complete.
· Assist with the interim and annual recertification process as needed by processing annual and interim recertification 50059s and TICs in compliance with company guidelines, local, state, and federal regulations.
· Interact with current and prospective residents to achieve maximum occupancy.
· Ensure maximum compliance percentage and work with supervisor to resolve any issues.
· Conduct various administrative and office support tasks.
· Perform all duties while generating interest and enthusiasm about the property by creating an exceptional customer experience.
Required Knowledge, Skills, and Abilities:
· Strong knowledge of LIHTC regulations and project-based Section 8 residential properties
· Well-developed administrative skills
· Strong written and verbal skills
· Organized and team oriented
· Ability to work well independently and prioritize and multitask in a fast-paced environment
· Knowledge of RealPage property management software is a plus
Qualifications:
· Experience and knowledge of LIHTC regulations
· Experience and knowledge of HUD Section 8
· Ability to maintain accuracy and compliance
· Superb attention to detail
· Must have a driver’s license
