What are the responsibilities and job description for the Cleaning, Repair and Preventative Maintenance Services Water Wash Systems position at MIT CLEAN CORP.?
General The Contractor shall provide preventative maintenance, diagnostic services and on-call repairs as necessary to the water wash systems, exhaust fans, hoods and ductwork in the kitchen facilities at various locations.
Preventative Maintenance:
The Contractor shall perform quarterly inspections and preventative maintenance services on every water wash ventilation system in every facility. Preventative maintenance services shall include but not be limited to cleaning, lubrication, calibration, and filter changes, as recommended by the manufacturer of such system to keep the system in good working order.
Water Wash Systems:
The water wash ventilation systems shall be inspected at least once every 3 months to ensure proper operation of the system. Quarterly Preventative Maintenance Procedures include the following tasks: * Check performance and calibration of timers * Ensure proper operation of detergent pump * Inspect all components for signs of leaking, swelling, cracking, discoloration, and corrosion. * Replace worn or damaged components immediately. * Clean and inspect detergent tank, foot valve/strainer, suction air vents, diaphragm, injection/check valve assembly and pump head valves. * Check all fittings * Fill and cover detergent tank * Check all components for lime deposits and de-scale if necessary. * Replace and tighten all nuts and screws (all hardware must be tamperproof). * Provide all detergents in compliance with the manufacturer recommendation of approved products. * The Contractor shall be responsible for supplying, to each facility, an adequate supply of detergents to last until the next scheduled cleaning.
Exhaust Fans, Hoods and Ductwork: .
Supply and Service Contract, December 2020 C-5 The exhaust systems shall be inspected at least once every three months in order to ensure proper operation of the system. Preventative Maintenance Procedures include the following tasks: * Thoroughly scrape, clean and remove all grease and other debris from all exhaust hoods in the kitchens, pot and tray wash rooms, dining areas, maintenance areas. * Remove, clean, replace and repair (if necessary) all grease filter baffles. * Replace all filters as necessary * Thoroughly scrape, clean and remove all grease, residue and other debris from all grilles, main horizontal and vertical ducts, branch ducts, vertical riser ducts, screens, panels, fan blades, fan housings, including the areas above and beyond. * Thoroughly scrape, clean and remove all grease, residue and other debris from all hood dampers, hood connectors and volume dampers, grease filters (baffles), plenum chambers, and connecting ducts. * Open all doors on all horizontal ducts in order to clean the entire duct system. All doors shall be properly closed as appropriate after the ducts have been cleaned.
Emergency Work or Diagnostic Inspection For emergency requests the NSD Project Manager shall request via telephone or email that the Contractor dispatch service personnel to perform emergency repairs or a diagnostic inspection. The Contractor shall have a system in place to acknowledge the request by either return call or email to the NSD Project Manager within two (2) hours of the initial call or email.
Repair Calls The Contractor shall perform all work in compliance with the requirements of approved proposals as authorized by the NSD Deputy Director/Project Manager. The Contractor shall complete all required repair work to ensure and guarantee that the water wash ventilation systems, exhaust fans, hoods and ductworks, are operable and functioning properly
