Position Overview
We are seeking a skilled and passionate Maintenance Coordinator to manage the rehab, repair, maintenance, landscaping, and capital projects for the company. This position will oversee the repair and maintenance work orders for the company and be responsible for timeliness and quality of repairs. The position will be in our corporate offices in Dallas. Minimal time traveling in the field may be required. The general responsibilities of the Maintenance Coordinator are outlined below:
· Manage incoming maintenance requests and route work orders to third party vendors.
· Communicate with tenants about their work orders. Troubleshoot routine maintenance issues over the phone, route maintenance issues to qualified vendors, cancel unneeded work orders, defer non-essential maintenance requests, escalate emergency work orders when needed. Ensure tenant satisfaction.
· Oversee the timeliness, cost, and quality of completed work orders.
· Improve average response times and time to complete work orders.
· Work with third party vendors and general contractors to ensure fair pricing and quality and consistency of work.
· Assist the company in developing and implementing recurring inspection programs and other preventative maintenance programs as needed.
· Review and verify work completed, proper invoicing, and approval of payment.
· Report on various aspects of the maintenance program to company management.
· Develop program for procuring commonly used maintenance materials and equipment.
