Located in GA and based out of ATL, we are currently looking for a driven go-getter with previous regional leadership experience to join our team!
The RM is a critical player in driving day-to-day operations across a portfolio of multi-family properties mostly located in ATL.
Teamwork makes the dream work - in this position you'll work with on-site property staff daily to ensure occupancy and financial goals are met! The RM will work with site staff to control cost, maximize revenue, increase resident retention, develop relationships with vendors and contractors, and implement a competitive marketing strategy. Regional Managers will also ensure the implementation and execution of all corporate policies and procedures.
Duties:
- Hiring, training, supervising, and reviewing the site property manager and office teams. (build your dream team)
- Visiting assigned properties. (min 1x per month, ps we pay auto-allowances)
- Preparing and implementing annual operating budgets. (we have a guy that helps with this)
- Reviewing monthly operating statements. (as a second set of eyes behind the accounting team)
- Conducting scheduled and unscheduled property inspections. (lenders and insurance teams)
- Ensuring full property compliance with all policies, and the program regulations of EEOC, Fair Housing, OSHA, EPA, and standard industry practices. (everyone's favorite part)
- Implementing marketing and maintenance programs. (ok, this is everyones favorite part)
- Contracting with independent contractors when necessary. (mostly handled by the construction team)
- Communicating with owners as required. (weekly meetings, and emails in between)
Education, Knowledge, Skills
- Prefer a minimum of a high school degree, some college preferred.
- Five years prior experience in property management;
- CAPS®, CPM®, CAM®,ARM® designation preferred.
- Excellent written and verbal communication skills providing for effective communication with residents, employees, peers, vendors, owners, etc., and assisting inefficient operations.
- Computer software experience to include MS Word, MS Excel, MS Outlook, YARDI®, AppFolio, Entrata, and related.
- Basic understanding of Landlord/Tenant laws and application, familiarity with state-specific Lease and Addendums, Fair Housing/ADA regulations and application, OSHA & EPA requirements for property management industry.
Working Environment/Requirements
A portion of the typical workday is spent in the office handling paperwork, computer transactions, correspondence, and employee/resident/owner meetings. The other parts of the day require constant physical inspections of assigned communities, walking up/downstairs, and covering the multi-terrain landscape of the property. Local travel requires an operable personal vehicle and a valid driver’s license. Out of state travel will be occasionally required depending upon the assignment of the property portfolio.
