Position Purpose
The Project Manager is the company representative responsible for the overall management of professional construction services including the planning, coordination, execution, completion and financial outcomes of the project. In coordination with the Superintendent, the Project Manager directs and supervises activities related to contract administration, project procurement, financial budget/cost management, scheduling and quality controls and leads the project team to ensure that projects are completed successfully to meet client expectations, financial project goals, quality standards and scheduling goals.
Essential Duties and Responsibilities:
Project Management and Contract Administration
- Oversee all aspects of the project team in the project procurement, administration, and daily team operations management
- Develop overall team staffing and organizational management to determine resources needed and define responsibilities within the team members
- Development of team’s subcontracting process and approach including a buyout award schedule and management of the timely execution to meet defined buyout goals
- Manage the project’s entire subcontracting and trade buyout process including overall team approach, scope development, scope review meetings, final negotiations of pricing and awards, preparation of subcontract/purchase order agreements, abstracts and owner award authorization requests
- Manage and coordinate the administration of all subcontracts/trades including the procurement and submittal process to meet the schedule requirements, cost controls and change order negotiations, and closeout
- Responsible for problem solving and resolution of all trade/subcontractor coordination items or conflicts in accordance with the project’s goals
- Conduct Owner’s (OAC) Meetings, coordination of any miscellaneous meetings including managing the preparation of project’s meeting minutes
- Responsible for team management in the procurement and tracking of subcontractor insurance and safety requirements
- Assist and support owner/client contract negotiations and compilation of exhibits
- Responsible for owner contract administration and team compliance with all requirements
- Serve as lead contact in management of owner/client relationship and negotiation of change orders and resolution of issues in accordance with project goals
- Assist in the management of relationship with city and government agencies
- Collaborate with the Superintendent and manage the team to obtain governing agency approvals and project completion documents including certificates of occupancy (TCO, CofO, etc.), project closeout process and final record documentation
Quality Controls & Subcontractor Management
- Collaborate with the Superintendent to manage subcontracts and subcontractors
- Direct the project team to achieve project quality goals during execution of construction
- Manage the project team to achieve project sustainability requirements
Project Planning & Scheduling
- Lead the project team in collaboration with the Superintendent in the planning and execution of field construction to achieve project scheduling goals
- Create and/or manage the development of the project’s CPM construction schedule in collaboration with the Superintendent and coordinate with subcontractors & suppliers
- Manage and maintain the schedule and schedule updates
- Coordinate and effectively communicate the project schedule status to clients and the team
- Coordinate and deliver all requirements for subcontractors and suppliers to meet the project schedule
Cost Controls/Financial Management
- Responsible for the preparation of original budget set-up
- Manage project budget including preparation and/or review of budget revisions
- Manage change orders and cost controls including developing potential change orders for owner review and issuing subcontractor change orders
- Manage the procurement of PCOs/change orders from trades/subcontractors, and tracking/management of the PCO log and files
- Manage, prepare and present Owner Change Orders including review and negotiations with client.
- Procure, manage, and negotiate Subcontractor Change Orders
- Lead in the preparation of monthly forecasts and profit projection analysis; be responsible for final figures presented and have a thorough knowledge of presented forecasts
- Present and report to executive management on project updates and financial status
- Collaborate with Project Accountant in preparation of Owner Payment Applications including procurement of subcontractor invoices for monthly Payment Applications
- Lead presentations/reviews of monthly Payment Applications with Owner/Lenders and be responsible for securing payments
Estimating & Preconstruction
- Supplement preconstruction and estimating efforts of assigned projects
- Assist with oversight/management of estimates in the preconstruction & estimating department to prepare, review and compile costs involved in developing the project’s estimate/budget including qualifications, exclusions, value engineering, allowances, alternates, etc.
- Assist with development of preliminary project schedules
- Assist with development of staffing plans and preparation of general conditions estimates in collaboration with the estimating department
- Review and coordinate all trade bid scopes in addition to preparing assigned subcontractor bid scopes, bid analysis and bid post sheets
- Assist with preparation and review of internal and external project’s concrete estimates
- Support estimating department in client presentation and review of the estimate and value engineering
Concrete Project Management
- Collaborate with the Superintendent in the execution of the structural concrete construction to achieve the projects quality, schedule and financial goals
- Verify and review weekly concrete quantities and weekly labor cost reports in collaboration with the Superintendent
- Review the Concrete Placement & Pumping Logs and tracking
- Review the materials procurement including Purchase Order Logs and Formwork Tracking Logs
- Assist with material invoicing review and approvals
- Responsible for the preparation of original budget set-up
- Manage the project’s budget including preparation of budget revisions
- Lead in the preparation of monthly financial forecasts and projection analysis
- Prepare Owner Payment Applications
- Create and/or manage the development of the project’s CPM construction schedule in collaboration with the Superintendent and coordination with subcontractors & suppliers
- Review and collaborate with Superintendent on concrete schedule and placement sequence of work, formwork selection and analysis, pumping analysis and labor resource allocation planning
- Manage and maintain the schedule and schedule updates
Safety Management
- Participate in appropriate safety training
- Be familiar with our Safety Policies to coach and inform others
- Execution of our Safety Policies, including jobsite PPE requirements
- Participate in periodic jobsite safety inspections/audits as required
- Coordinate with Superintendent to implement safety requirements within the contract documents
- Assist in subcontractor selection process and adherence to subcontractor safety guidelines
- Participate in subcontractor pre-construction meetings
- Assist with jobsite safety startups, including project team safety coordination meeting and special care subcontractor requirements
- Promote and support Morley’s safety culture
Business Development/Marketing
- Serve as team leader in maintaining client, consultant and subcontractor relationships
- Assist with miscellaneous marketing and business development efforts to promote Morley’s business goals and reputation
- Assist the Marketing Department in the preparation of proposals for new projects
- Participate with presentations/interviews for new projects
- Engage and maintain client relationships from preconstruction through project completion including the positive resolution of all outstanding issues with Owner by securing positive client and consultant referrals
- Maintain relationships with subcontractors and vendors in order to secure positive referrals
Other Job Functions:
- Mentor, train, and coach staff in daily tasks and in their career development including support of company processes and training requirements
- Coordinate and communicate/consult with the Project Executive as required to inform and update on project status and critical issues
- Perform other related tasks as assigned, some of which may become essential to the position
- Adhere to all company and departmental safety policies including use of personal protective equipment when necessary
Supervisory Requirements:
- Supervise, train and develop direct reports (Project Engineer Interns, Project Engineers, and Senior Project Engineers) while prioritizing and delegating responsibilities to others

Requirements
Education/Training:
- Four (4) year bachelor’s degree in construction management, engineering, architecture, or related field of study
Experience Required:
- Minimum five (5) years combined progressive experience in a Project Engineer and Senior Project Engineer level role

Exact compensation may vary based on geographical market data, individual job-related experience, skills, and education as applicable to the role.
The base annual salary for this role is $105,000 - $135,000.
