Job description
We have a great opportunity for an Assistant Property Manager for our team. La Vue at Emerald Pointe is a 364-unit garden style apartment community overlooking the Emerald Hills Golf Course in Hollywood. Ideal candidates should have a minimum of two to three years of experience in the apartment management industry in an assistant manager’s role. You must have excellent communication and motivational skills. You also must be organized and a community-minded individual.
Essential Job Duties and Responsibilities:
Financial
- Ensure all rents and fees as outlined in resident leases are collected when due and posted in a timely manner
- Deposit all bank deposits daily, and report all deposits as instructed by the corporate office.
- Delinquency tracking and collection activities.
- Submit A/P invoices to corporate office for payment, including preparation of all A/P back-ups as required by the Company.
Marketing/Leasing
- Utilize marketing strategies to generate prospective residents, including preparation of marketing materials in conjunction with corporate office.
- Review and approve resident screenings in accordance with Company guidelines.
- Assist as needed in showing and Leasing apartments.
- Promote positive online presence through social media and third-party rating sites.
Administrative
- Assist the Property Manager with day-to-day property operations including staff and vendor
- Assist property manager with tenant move-in, move-outs
- Maintain all resident, vendor and property files using Company’s e-filing system.
Resident Relations
- Help develop and oversee weekly and monthly resident retention programs, including weekly fitness program and monthly resident functions and activities.
- Distribute Company and community-issued notices including special promotions, weekly newsletters, changes in community policies, emergency alerts, etc.
- Implement and enforce community policies consistently, including the routine distribution from the Community Rules & Regulations as provided by the corporate office.
- Handle inbound and outbound calls and emails to and from tenants regarding accounts, maintenance requests, tenant inquiries, etc.
- Resolve resident concerns and requests on timely basis to ensure resident satisfaction with management.
Maintenance
- Maintain community appearance and ensure repairs are noted and completed on timely basis; inspect community, buildings and units regularly.
- Assure quality and quantity of market ready apartments.
- Ensure that models and market ready apartments are walked daily and communicate any service related needs to maintenance.
Job Requirements
- A high school diploma or equivalent and professional knowledge of business discipline are required.
- Previous experience as an apartment community manager and/or assistant manager required.
- Computer knowledge of Microsoft Office, primarily Word, Excel, and Outlook.
- Entrata property management software experience strongly preferred.
- Social media experience preferred.
