Position Status: Full Time – 37.5 hours per week/Non-exempt

Salary Range: Compensation based on Experience; annual cost-of-living adjustment with opportunities to earn a merit increase and year-end bonus.

ABOUT THE POSITION

Typical Responsibilities
- Maintain expertise with the residential construction arenas. This includes keeping current on trends or changes in the field of residential construction that may impact NeighborWorks Community Partners Niagara Falls/Buffalo services.
- Ability to perform inspections, produce inspection reports and project cost analysis.
- Provide construction management services to customers. This includes development of a comprehensive scope of work, specifications and submissions, that will be sent out to all bidding contractors. Handle bid openings and contract awards for each project. Manage site visits and contractor payouts. Resolve customer/contractor conflicts and warranty issues. Ensure completion of all required contract documents and reports.
- Assure compliance with regulatory statutes
- Ability to learn and input data into Home Developer Pro spec writing software program
- Accountability to production goals
General Organizational Tasks
- Assure that internal documents and tracking are completed for each customer
- Represent NeighborWorks Community Partners in a manner that will foster and cultivate positive relations with volunteers, partners, media, donors and sponsors. This will include representation at events, as appropriate.
- Other tasks that may be required to assist the Director of Residential Rehabilitation and Energy Services and any other tasks that may be required to fulfill the objectives of the agency

Preferred Experience and Qualifications
- Knowledge of basic principles of Residential Construction, Inspections, Building Codes
- A minimum of four years education and/or experience in residential construction
- Possess strong customer service skills and a willingness to help people.
- Strong computer skills; familiarity with Microsoft Office Suite and windows operating system
- Strong organizational and communication skills
- Ability to handle multiple projects at any given time and meet deadlines
- Travel is required; reliable transportation and valid driver’s license required
- Excellent time management and self- discipline a plus.

WORK ENVIRONMENT
NCP has offices in Buffalo, Rochester and Niagara Falls, and the candidate must be willing and comfortable communicating through video conferencing and telephone, as needed. The right candidate will be comfortable using the tools provided to break down language barriers for customers who do not speak English, which may include a translation service, or staff translator. Must also be able to work successfully with a diverse range of individuals including customers, volunteers, and agency partners. One must be self-motivated, flexible, persistent, organized and attentive to detail. Reliable transportation is required. We are an Equal Opportunity Employer.
