The Position
We are looking for a Property Manager to lead the day-to-day operation of their designated properties while overseeing/enhancing the value of their portfolio. Additionally, the Property Manager is responsible to provide management, direction, and leadership to direct reports and ensure the property is maintained and operated in accordance with company objectives and regulatory requirements.
Responsibilities:
- Manage and oversee all operations including property maintenance, capital improvements, rent collections, lease administration, budgeting and marketing.
- Provide superior customer service and communication to our residents and prospective tenants to enhance customer satisfaction and increase retention, revenue, reputation and profitability.
- Develop, mentor, lead, and manage a high-performing, cohesive team
- Demonstrate ability to understand financial goals while operating the asset in the owners’ best interest in accordance with our policies and procedures
- Prepare annual budgets and income projections in a timely and accurate manner.
- Ensure that all rents and late fees/check charges are collected, posted and deposited in a timely manner.
- Generate necessary legal action, documents and process in accordance with State and Company guidelines.
- Provide constant vendor/contractor communications concerning scheduling, billing, vendor relations and certificates of insurance.
- Ensure that A/P invoices are submitted to the corporate office for payment, handle petty cash and all funds.
- Ensure property is rented to fullest capacity.
- Utilize marketing strategies to secure prospective residents.
- Continually monitor and analyze traffic logs, conversion ratios, budget guidelines, renewal information, marketing data, etc., to be able to give up-to-date and proper information when requested by others.
- Lead emergency team for community. Ensure proper response and handling of all community emergencies with staff, residents, buildings, etc. within company guidelines to minimize liabilities
- Establish and maintain industry contacts and relationships in the property's marketplace through involvement in trade organizations, property management associations and networking opportunities with vendor outreach and peer groups.
Successful candidates can demonstrate the following core competencies:
- Ability to apply principles of logical thinking to define problems, collect pertinent data, establish facts, draw valid conclusions and initiate appropriate course of action.
- Effectively convey ideas, images and goals to a diverse group of personalities.
Education, Training, and Certifications:
- Certified Property Manager (CPM), Certified Resident Manager (CRM), Certified Residential Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) certification preferred.
Experience:
- 3+ years direct property management experience required
- Valid Driver's License required
***Frequent travel within Essex County portfolio****
Hours: May include nights and weekends
