Summary/Objective
The Development Coordinator provides support to Development Director and day to day operations of the Commercial Development team to ensure the timely completion of projects.
Essential functions

Manage established contracts, budgets, and schedules for ongoing projects.
Assist in cost tracking. Assist in tasks related to the entitlement and permitting process.
Assist in procuring bids, establishing initial budgets, and contracting with subcontractors for upcoming projects.
Establish a clear line of communication between Development and other departments.
Coordinate and preparing collateral materials, monthly reports and presentations for project reporting, investor meetings, brokerage meetings, city and municipal approvals, and transactions activity with direction from team leaders.
Maintain thorough and systematic knowledge of each project through daily contact with Development Managers and Directors ensuring completion of all critical tasks related to each project.
Manage due dates, documents, closing dates, reporting, filing, and the process to initiate professional contracts.
Interface with persons directly or indirectly involved with each project to coordinate information flow (i.e., brokers, legal, accounting, consultants, title & escrow, and government officials).
Maintain and organize online databases (i.e., Smartsheet, Procore).
Assisting with market analysis of demographics, market demand, and financial proformas with Pahlisch’s Core Values.
Track and monitor bonds and insurance associated with each project.
Assist the legal department in the preparation of various documents such as letters, contracts, amendments, easements, LOI’s, MOU’s, PSA’s, etc.
Organize electronic and paper files that document all transactions and decisions.
Miscellaneous projects and tasks as assigned.
Qualifications
2 years administrative and/or project coordinator experience required
Degree in field related to Real Estate, Construction, or Engineering helpful but not required
Proficient in Microsoft Word, PowerPoint, Excel, and Outlook as well as other project management software such as Smartsheet or Microsoft Project. Proficiency in Adobe, Foxit, or Bluebeam.
Experience in the construction process, budgeting, and accounting helpful but not required.
Excellent communication and organizational skills, along with ability to proofread and preform detailed tasks.
Ability to take direction, meet timelines and work on multiple projects at a time including being proactive & resourceful
Excels in a fast-paced work environment and must be personable, persistent, diplomatic, responsible, and organized.
Solid work ethic with a high level of integrity both in and out of the work environment
