Job Summary
The Manager, Construction is responsible for coordination of construction related activities of our stores and franchises on new restaurants, relocations, and modernization of existing stores. He/she is responsible for all aspects of construction projects from bidding, to building and closing out the project after opening. The position also manages all budgets, timelines, quality checks, and external/internal professionals. This role will require great attention to detail and a strong sense of urgency to manage/report budgets and schedules on multiple projects.
Duties and Responsibilities
Responsible for projects completing on time, within budget, and in compliance with all technical, commercial, safety regulatory, and environmental requirements to meet or exceed performance targets
Manage contract scope and perform change management
Work with internal teams including project development, engineering, finance, accounting, legal and field level construction managers to execute projects
Must be proactive to prevent potential problems and work toward mitigation of any issues impacting safety, construction, schedule and cost
Establish, update, and communicate project schedule to stakeholders and contractors while managing its implementation
Responsible for facilities management: implementing a comprehensive preventative maintenance program, establishing & maintaining an approved list of contractors, soliciting bids and negotiating service contracts, informing Property Administration of landlord deficiencies & assisting in resolution and reviewing & approving all invoices.

Accountable for property management: due diligence, permitting, contracting, managing new restaurant construction, remodels and relocation and managing tenants when applicable. Manage de-imaging and disposition of assets on closed and relocated restaurants.
Contract and manage capital expenditure projects. Provide budget information for capital expenditures.
Manage roll out of large-scale projects relating to equipment or facilities.
Manage records of certificate of insurance and lien waivers. Qualify, select, develop and lead outside resources (general contractors, architects and vendors).
Review real estate, floor plans and full building plans to ensure compliance with Papa John's International, Inc. specifications.
