DAILY RESPONSIBILITIES
Lock rates with investors by utilizing the investor selling system to take out contracts that match the term, rate and price the lender requests. The Investor Associate is also required to use their judgment to ensure the rate requested meets the pricing parameters set forth by the bank and verify the rate lock still falls into the required parameters when changes are made to the loan before the loan closing. Errors in this process could result in fees charged to the bank.
Pair out, re-lock, or extend existing contracts when the loan fails to close timely or when changes to the loan occur, as applicable.
Process daily payment and payoff remittance funds to investors.
Sell applicable mortgage loans to investors, within the Service Loan Agreement (SLA), by exporting the data into the investor selling system, reviewing for accuracy and mailing loan documents to the document custodian before the rate lock contract expires. Loans sold after the contract expiration date and with inaccurate information could result in fees.
Set up participation loans on Navigator and fund to offset the customer loan on our balance sheet.
Report to the investors the applicable codes pertaining to delinquent loans on a monthly basis within the SLA set by the investor. Errors in reporting could result in fees charged to the bank.
Daily review and resolve Loan Level Edits that occurred due to loan maintenance, modifications, or system errors. Improper reporting may result in fees or loss of ability to sell loans to investors.
Report short sales, deed in lieu and sheriff sales for all sold loans to investors.
Track OREO expenses for investor properties and request reimbursement from investors.
Monitor investor bulletins and create or maintain current procedures for all changes or updates.
Maintain awareness of and adherence to Bank’s compliance requirements and risk management concepts, expectations, policies and procedures and apply them to daily tasks.
Deliver a consistent, high level of service within our Serving More standards.

SCHEDULE
Office hours are Monday through Friday 8:00 am to 5:00 pm. This position is hourly and full-time. A minimum 37.5 hours is required to maintain full-time status. The average hours per week is 40.
A flexible work arrangement is available for this position. The position will require some scheduled onsite hours. Please speak to the hiring manager for more information.
EDUCATION - CERTIFICATIONS - WORK EXPERIENCE
High School Diploma or equivalent required
College coursework in business related field preferred
Knowledge of accounting, investor guidelines and lending regulations is a plus
