What are the responsibilities and job description for the Site Manager position at Patriot Holdings?
Patriot Properties Management is seeking an experienced part-time Site Manager to join our growing company. We have owned and managed numerous Mobile Home Parks nationwide and continue growing our portfolio. Our mission is to provide tenants a safe, clean, and enjoyable place to call home.
Responsibilities:
- Answer and field future resident calls, maintenance problems, and other concerns. Work with the management team to resolve resident issues.
- Effectively show, lease, and move in prospective residents; greet, qualify, tour the community, and coordinate lease signing.
- Accept and complete required application information from prospective residents.
- Complete all leasing paperwork before resident move-in.
- Assist the Asset Manager in ensuring all property marketing is current, accurate, and relevant.
- Inspect homes and place move-in gifts before new move-in.
- Keep a daily log of traffic, phone calls, and follow-ups. Introduce new residents to the management team and handle problems that may arise before move-in.
- Collect rents, deposits, and application fees according to company procedures. Ensure all collections are correctly labeled and stored in Appfolio.
- Inspect the community daily for vacancies and readiness. Inspect the grounds and report any problems or concerns to the asset manager. Send/deliver violation notices to residents as needed.
- Assisting with lease audits and unit walks.
- Audit personal lease files for accuracy before move-in and renewal.
- Assist in the eviction process and work with local counsel if needed.
- Assist in developing and implementing resident retention programs (i.e., resident functions, special promotions, monthly newsletter, etc.)
- Contribute to the general upkeep and cleaning of office and common areas.
- Must be aware of the "Curb Appeal" of the property.
- Perform various administrative tasks as needed.
- Always maintain a professional attitude.
Requirements:
- High school diploma or GED
- At least one (1) year of leasing experience required
- Travel between community sites required
- Valid driver's license required
- Experience using Appfolio preferred.
- Knowledge of the eviction process a bonus.
Salary : $37,300 - $47,200
