Job Summary
Facilities Project Superintendent is responsible for functioning as the liaison between the Operations and Maintenance (O&M) team and the Design and Construction (D&C) team within Facilities on our variety of construction projects. Projects will be varied and range in scope from minor space modifications through major renovations and new construction. The focus of these services will be both providing and coordinating technical assistance, design review, submittal review, change document review, inspections of in-progress and completed work for quality control and both coordinating and facilitating project commissioning. Responsible for facilitating coordination between the construction team and the various subject matter experts within the O&M group. Facilities Project Superintendent will be the voice of Facilities O&M throughout the design and construction process.
Job Description
- Participate with entire Facilities team in maintaining impeccable safety standards in all activities.
- Exhibit organizational skills to effectively address simultaneous activities on a multitude of projects, each at various stages of completion and maintain the required focus to deal with each appropriately.
- Provide O&M representation at meetings and through all phases of the design/construction process and coordinate the involvement of other O&M resources as required.
- Coordinate with O&M management to determine and assign appropriate subject matter experts from within the O&M resource pool.
- Coordinate with O&M Foreman and planner/scheduler to assign appropriate subject matter expert from within the O&M resources.
- Interface with Operations and Maintenance leadership to ensure that scope development captures all owner intent before a project goes to design.
- Review the plans and specifications with O&M subject matter experts for all D&C project work and compile O&M feedback to deliver to project team.
- Review all material and equipment submittals with O&M subject matter experts and ensure compliance with Specifications and all construction documents.
- Perform on-site inspections with O&M subject matter experts at in-progress construction sites and ensure compliance with Specifications and all construction documents.
- Assist with coordination between contractors and D&C to resolve constructability issues and trade coordination conflicts.
- Facilitate the commissioning process with all relevant O&M entities involved, ensuring incorporation of all aspects: design, intent, mechanical/electrical function, and control sequence.
- Following review, inspection, and commissioning, identify non-compliance issues and corrections required maintaining a positive relationship with those involved.
- Provide thorough review and acceptance of all projects close out documentation to ensure that O&M close out folder includes all relevant information required by the owner.
- Coordinate O&M subject matter expert input during the development of standards and specifications.
- Required to function, maintain productivity, and meet all deadlines as a self-directed component of the Facilities Team.
- Establish availability to coordinate O&M resources when necessary for project activity requiring support after hours/weekends.
- Demonstrate willingness to self-educate and learn all aspects of the design and construction process, regardless of core competency, to enhance the result of all of our projects.
- Demonstrate professional, polite demeanor in interactions with all stakeholders, contractors, and team members.
Education/Experience
- Minimum 4 years as General Superintendent, Project Manager, and field Superintendent experience in related construction activities.
- Smith Test Required
