Overview
The Portfolio Analyst, Asset Management is responsible for assisting in implementing strategies that will maximize the financial performance and value of the Pennrose Properties portfolio. The Portfolio Analyst, Asset Management will also be responsible for assisting in monitoring the physical and financial condition of all Pennrose Properties owned assets. The Portfolio Analyst, Asset Management reports to the Asset Manager, Asset Management, and works out of the Philadelphia Support Center.
Responsibilities
Duties and Responsibilities
Responsible for the aggregation and reporting of property level and portfolio financial performance and budgets; Conduct variance analysis at both the portfolio and property levels
Responsible for analyzing and measuring property financial and operating metrics and providing recommendations to the Asset Manager to improve performance
Work with internal teams to ensure automation of key reporting with an eye towards removing manual processes
Assist in the design of ownership dashboard to aggregate high-level reporting across the enterprise
Assist with preparation of information for real estate tax appeals
Assist with preparation of transactional due diligence materials
Assist with making recommendations for refinancing, disposition or other capital events to achieve determined financial milestones or outcomes
Assist in the monitoring of the physical condition of the portfolio through periodic site visits
Work with other internal departments regarding HUD, LIHTC and RAD programs
Read and interpret agreements, loan documents and other compliance related documents
Understand and analyze investment models and forecasts
Cash flow forecasting
Special Projects as required
Performance Metrics
Contribute to the increase in profitability of all Pennrose owned properties
Timely and accurate production of financial and analysis reports
Positive feedback from internal and external stakeholders
Qualifications
Relationships and Contacts
Reports to: Asset Manager, Asset Management
Required Education and Experience:
Bachelor degree in accounting, finance or real estate required
1-3 years multifamily real estate/financial analysis experience; Affordable Housing sector experience highly desirable
Knowledge and experience with the Low-Income Housing Tax Credit Program gained from asset management, operations or development work experience a plus
Knowledge and experience other affordable housing programs centered on HUD, public housing and other programs which support affordable housing a plus
Yardi and/or Deal Path experience a plus
Ability to learn quickly and desire to constantly learn about the complexities of the affordable housing business
Ability to multi-task and run projects simultaneously
Proven professional communication abilities to interface with a broad array of employees and housing partners
Knowledge, Skills and Abilities
Strong analytical skills, both quantitative and qualitative
Must be able to compile, monitor, examine various financial and performance reports
Ability to provide recommendations for changes or improvements to current processes
Excellent verbal and written communications skills to present to and work with senior management and ownership
Advanced Microsoft Excel; Strong Word, PowerPoint and Outlook skills
Strong work ethic, attention to detail, and commitment to meeting deadlines
Experience with accessing information from a GL Accounting System, Yardi preferred
Prepare performance reports on a quarterly basis at the property and fund level
Experience with Affordable Housing, RAD conversion and other HUD and Housing Authority programs highly desirableAdditional Requirements
Requires the ability to travel
Valid driver’s license required
Working Conditions:
Ability to work periodic flexible hours is required; Ability to travel by plane and automobile is required
Ability to work at property locations within or near transitional neighborhoods – with the support of PMC
Ability to climb stairs, take elevators, bend, squat and reach overhead
