Position Overview
The Resident Services Coordinator is responsible for maintaining an efficient flow of work orders, coordination, and follow-up to ensure completion and high levels of resident satisfaction and retention.
Responsibilities
PRIMARY:
- Work with Property Manager and Maintenance Supervisor to achieve an efficient workflow of orders, control spending, make-ready apartments, cleaning, housekeeping, etc. and follow up on work orders and ensure their completion as well and the completion of renovations and other projects.
- Provide excellent customer service to residents using problem solving skills that best suit the workflow and business needs of the property.
- Complete all administrative work in an organized and timely manner.
- Monitor resident services to ensure all resident needs are met.
- Receive and dispatch all maintenance work orders.
- Assist in the management of all unit turnover efforts and manages all move in/move out inspections.
- Coordinate the workload of the maintenance staff along with the Property Manager.
- Work with Property Manager to achieve an efficient workflow of orders, make ready apartments, cleaning, housekeeping, etc. and follow up on work orders and ensure their completion as well and the completion of renovations and other construction projects.
- Work with Property Manager and others to forecast spending based on future needs of the community (i.e. make ready, painting, etc.) and assist in the delivery of costs for accounting purposes.
- Assist office and maintenance staff as necessary.
- Create and sustain a sense of community.
- Perform other duties as assigned.
Qualifications
- Two or more years’ experience as a Resident Services Coordinator in residential property management or a related field is required.
- A high school education or equivalent is required. A two-year college degree preferred.
- Knowledge of Yardi Voyager a plus or any other property management software.
- The ability to communicate efficiently and effectively with all levels of employees and other parties.
- Knowledge of Intermediate mathematical functions.
- Excellent information management and data entry skills.
- Excellent time and organizational skills and ability to prioritize.
- Knowledge of on-site maintenance processes.
- Basic computer knowledge of all Microsoft software.
- Ability to communicate efficiently and effectively with all levels of internal and external contacts.
- Ability to establish and maintain positive working relationships.
- Ability to apply excellent phone communication and customer service skills with residents.
- Ability to travel 5-10% of the time as needed.
- Ability to pass a criminal and/or credit background check.
Physical Requirements
The physical requirements of this position are related to a standard office environment. Must be able to utilize a phone, computer and screen, and other office equipment. While performing the duties of the job, the employee is required to hear, talk, reach, stoop, or kneel, and sit; must be able to walk for extended periods of time under various weather conditions to evaluate the property. Must be able to occasionally lift up to 25 pounds.
