Mobile Property Manager
PGM Real Estate is seeking a Full Time mobile Property Manager to oversee the management and well being of approximately 700 rental units throughout Chester, Montgomery, and Delaware Counties. The successful candidate will be responsible for managing a portfolio of properties, including both residential and commercial, and will be required to travel as needed to visit each property.
The Mobile Property Manager will be responsible for overseeing the day-to-day operations of the properties, including maintaining accurate records, coordinating repairs and maintenance, and handling tenant and owner inquiries and concerns. They will also be responsible for enforcing rules and regulations, and ensuring that all properties are well-maintained and safe for residents and property owners.
The ideal candidate will have strong communication and customer service skills, as well as the ability to multitask and handle multiple priorities at once. They will also be organized and able to maintain accurate records, and will have a strong attention to detail.

You will be required to obtain your Delaware State Real Estate license within 6 months of hire date.
Approximately 75% of your time will be spent on the road visiting properties, meeting with tenants, clients, and vendors. 25% of your time will be administrative paperwork and coordination with task lists, calendars, and 3 other property managers and coordinators.
Administrative hours are Monday thru Friday, 8 hours a day. You will need to be available evenings and weekends for the following revenue-generating activities: Rental showings, new property management accounts, and assisting buyers and sellers with the purchase of new properties. Relocating tenants and coordinating with the emergency maintenance department may be required from time to time.
Property Management Duties Include but are not limited to:
Overseeing the day-to-day operations of a large portfolio of properties, including both residential and commercial.
Maintaining accurate records, including financial records and reports, tenant information, and maintenance logs.
Coordinating repairs and maintenance, including scheduling contractors and overseeing the work to ensure it is completed satisfactorily.
Handling tenant inquiries and concerns, and enforcing rules and regulations to ensure properties are well-maintained and safe.
Conducting regular inspections of properties to identify any issues that need to be addressed.
Creating renovation and maintenance estimates, including determining the scope of work, materials needed, and cost estimates.
Negotiating contracts and agreements with contractors, vendors, and other service providers.
Managing budgets and ensuring that all expenses are within allocated limits.
Developing and implementing strategies to improve the performance and profitability of the properties.
Staying up-to-date on relevant laws and regulations, including fair housing laws and zoning regulations.
Attending landlord tenant hearings and working directly with our attorney to handle more complex property management matters.
Showing properties to prospective tenants and giving tours of available properties to potential tenants and answering any questions they may have about the property or the lease process.
Negotiating leases: Leasing agents may be involved in negotiating the terms of a lease with prospective tenants, including the length of the lease, rent amount, and any additional provisions or clauses.
Processing applications, verifying income, and conducting background checks: Candidate will be responsible for reviewing and processing tenant applications, including verifying income and conducting background checks to ensure that the tenant is a good fit for the property.
Managing relationships with tenants: You will be responsible for maintaining positive relationships with current tenants, including handling any issues or concerns they may have and communicating with them about any changes to the property or the lease.
Generating leads: Successful candidate will be selling new property management accounts and will be responsible for identifying potential clients and generating leads through various methods such as networking, cold calling, and email outreach.
Giving presentations: Successful candidate may be required to give presentations to potential clients to explain the benefits of their company's property management services and how they can meet the needs of the client.
Negotiating contracts: Successful candidate will be involved in negotiating contracts with potential clients, including the terms of the agreement, pricing, and any additional provisions or clauses.
Closing sales: Successful candidate will be responsible for converting leads into clients by persuading potential clients to sign on with their company's property management services.
Managing relationships with clients: Successful candidate will be responsible for maintaining positive relationships with clients, including keeping them informed of any updates or changes and handling any issues or concerns they may have.
