Job Title: SVP, Market Officer Company: Prologis Market Officer – New Jersey & New York The SVP, Market Officer is responsible for leading a multi-department team of over 40 team members, and overseeing a portfolio of over 55 million square feet of logistics real estate spread across New Jersey and New York. This strategic role will develop and execute on key market strategies and will be the external market leader representing Prologis in the New York and New Jersey area, including partnering with high profile global customers and their real estate brokers. The Market Officer will be accountable for the overall performance of the team and operating portfolio through leasing and management, while also working hand-in-hand with Investment Officers and Development teams to help source and execute on acquisitions and deployment opportunities. What’s needed in order to do that: Lead a dynamic team of over 40 professionals consisting of leasing, marketing, property management and construction team members, creating an inspiring and collaborative environment and supporting team members in achieving goals. Create, communicate, and manage execution of comprehensive real estate strategy and operating plans in the New York and New Jersey markets. Underwrite, negotiate, and successfully execute complex real estate transactions with high profile global customers and key tenant representation brokers. Increase asset value and company profitability by executing a strategic business plan for each asset. Manage a complex portfolio of assets located throughout New York and New Jersey, including a large percentage of leases to global customers. Strong Customer focus with a curiosity to learn about how we can continue to service our Customers through our Prologis Essentials and Prologis Energy and Mobility initiatives. In tune with the market environment, with knowledge of key lease and sale comparables, balance of supply and demand, and understanding of the market opportunities, capabilities, and competitive threats. Financial Performance – Responsible for regular budgeting and reforecasting of both revenues and expenses across the market. Partner, support and actively participate in sourcing new acquisitions and growth opportunities with internal Capital Deployment and Development partners. Active in the local community, with a desire to give back and help others. Tell us if you’re ready. 12 years of experience 5 of which years of relevant and proven executive-level leadership and experience in real estate including asset management, acquisitions, construction and property management. Bachelor’s degree from a four-year college or university, Master’s Degree preferred. Proven experience and ability to effectively manage and develop a team and influencing positive outcomes. Seasoned transaction management experience. Proven skills in contract review and lease/purchase and sale negotiations. Strong knowledge and understanding of all facets of asset and property management, leasing, brokerage, marketing, and financial reporting. Strong critical thinking and analytical skills including financial modeling and forecasting with an aptitude for translating quantitative and qualitative data into actionable items. High level of attention to detail, the ability to work independently, adjust priorities, and work in a continuously changing environment. Ability to solve advanced problems and deal with a variety of options in complex situations. Strong customer orientation, excellent communication skills (both verbal and written). Ability to effectively respond to sensitive issues, complex inquiries or complaints from clients, co-workers, supervisor and/or management. Actively involved and/or member in local and national commercial real estate organizations such as NAIOP, SIOR, ULI, CCIM, etc. is preferred.
