We are seeking to hire a Maintenance Supervisor immediately at our beautiful community, Tierra Vida Apartments located in Tucson, AZ.
POSITION SUMMARY
The Maintenance Supervisor’s primary purpose is to maintain all physical aspects of the apartment community. The Maintenance Supervisor is an integral part of the Property Management Team reporting to the Property Manager and supervising the activities of the Maintenance Team which includes the Maintenance Technician and Grounds Person positions.
The Maintenance Supervisor is responsible to anticipate, identify and correct any and all problems for the assigned communities and implement preventative maintenance programs to prevent problems.
ESSENTIAL DUTIES AND RESPONSIBILITIES
- Conduct all business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act and all other laws pertaining to apartments.
- Demonstrate and ensure staff maintains professional level of appearance, hygiene, courtesy and dress while at work.
- Provide quality, professional customer service to all prospective, existing and former residents.
Property Maintenance / Safety Develop preventative maintenance program specific for assigned community.
- Conduct regular scheduled safety training meetings with entire property staff.
- Instruct staff on proper use and guidelines for wearing safety items.
- Maintain Safety Data Sheets on all materials and chemicals used within the community.
- Maintain Accurate Records for preventative maintenance, service requests, and turnovers.
- Oversees, directs, and organized the maintenance teams and maintains physical assets of the company.
- Managing the day-to-day maintenance activities.
- Coordinates development of maintenance staff for personal and technical skills, including establishing, monitoring and driving to completion goals and career paths.
- Manages and promotes teamwork and motivation in meeting both short-and long-term goals in improving service
- Provides management supervision, coaching, and development to staff to ensure the effective maintenance operations.
- Creates and conducts annual reviews with employees to discuss performance and development goals.
- Ensures that all make-ready repairs and services are completed correctly and on schedule.
- Reports all major repairs and requisitions to community manager prior to any expenditure of funds.
- Removes and transfers heavy appliances and equipment from storage area to apartment (or vise versa) as circumstances warrant. Assists in moving abandoned furniture, appliances, etc., to dumpster when necessary.
- Maintains adequate inventory of spare parts and maintenance materials to handle most common repairs and situations.
- Identifies all utility meter cut-offs, apartment and fixture cut-offs, sewer cleanouts and prepares maps indicating same.
- Performs work area clean-up and safety related duties.
- Ensures that storage areas remain locked when not in use.
- Performs additional duties as assigned by Community Manager

ORGANIZATIONAL RELATIONSHIPS
The Maintenance Supervisor direct reports cover all aspects of maintaining the physical plant of the community. The organization chart below provides an overview of the property staff. The maintenance technician and grounds persons report directly to the Maintenance Supervisor. The Maintenance Supervisor directly reports to the Property Manager.
QUALIFICATION REQUIREMENTS
To perform this job successfully the individual must be able to perform each essential function satisfactorily. The requirements below are representative of the knowledge, skills and abilities required.
Education and Experience
- Minimum two (2) years relevant maintenance experience with one (1) year supervising others.
- High School Diploma
Certifications HVAC
- CPO
Travel Requirements Frequent need to utilize personal transportation to obtain maintenance parts and supplies from vendors. On Call status requires expedient travel to assigned property at a moment’s notice.
- Must have a valid driver’s license and automobile insurance
- Adhere to company’s hands-free cell phone policy when driving.
Technical Skills
- Ability to troubleshoot and use logic and reasoning to identify strengths and weaknesses of alternative solutions, conclusions or approaches to problems.
- Ability to function efficiently in a computerized environment. Proficiency in Microsoft Word, Excel, Outlook and email and internet applications.

PHYSICAL REQUIREMENTS
The physical demands and work environment characteristics described are representative of those that must be met or are encountered by an employee to successfully perform the essential functions of this job.

- Constant need to communicate orally and in writing. Must use listening skills to diagnose needed repairs, etc.
- The individual is regularly called upon to deal with stressful situations and a high work volume.
- The individual has a constant need to be standing on feet.
- Must constantly perform the physical activities in the course of the day
- Bend, Stoop, Squat, Kneel, Climb Stairs, Push and Pull, Reach Above Shoulder, Climb Ladders, Grasp, Grip, Turn, Write, Lifting and Carrying from 1 to 150 pounds as needed.
- Lifting and carrying of weights exceeding 50 lbs. is often accomplished with assistance from one or more persons. Examples of heaviest items lifted include washer/dryers, refrigerators, A/C units, ABANDONED SOFAS, ETC.
