Job Description: Apartment Maintenance Technician

Job Duties and Responsibilities

Maintenance Technician is responsible under the direction of the manager and the supervisor, for the overall maintenance of the apartment(s) complex and all areas related to the day-to-day maintenance operations of the community. The maintenance technician should be equipped with his own small tools.

General Responsibilities

Responsibilities include but are not limited to:

• General Inspection to determine maintenance needs
• Respond to tenant maintenance requests in the individual apartment units per company protocol.
• Install appliances on a case by case situation
• Remove bulk trash from property grounds and take to trash dump
• Repair appliances and heating/cooling units as needed
• Repair plumbing
• Inspect for cleanliness, trash removal, abandoned vehicles etc.
• Inspect Parking lots for new potholes etc.
• Reports suspected lease violations to Property manager, and follow those same regulations if on-site. (ie. Any illegal activities, pets in non pet buildings).
• Inspect vacant apartments for water damage, leaks, etc.
• Exterior light inspections including building exterior at night.
• General condition of grounds.
• Mechanical rooms, pump, rooms, etc.
• Inspect roofs for obvious failures of flashing, skylight, and debris on roof.
• Assist property manager in the management of subcontractors or perform the work normally assigned to a subcontractor based on the skill set of the employee.
• Perform maintenance on apartment turnovers before move in.
• Perform preventative maintenance as assigned.
• Assist in evictions as required.

• Testify in court as requires in eviction cases involving damage.
• Assist leasing staff in Model presentation, sign placement, general curb appeal; Grounds pick up, sweeping and light landscaping.
• Maintain frequent communication with the property manager throughout the day.
• Employee must have ability to work independently with little supervision.
• Responsible for 24 hour emergency maintenance.
• Other duties as assigned.

Job Requirements

Maintenance Technician must maintain a professional and courteous manner with residents, visitors, contractors, and fellow employees. Maintenance Tech must have the necessary tools to effectively complete tasks outlined above. One must have the ability to follow oral and written instructions and be able to maintain effective working relationships. Technician must be willing to travel to properties within the same city as needed.

Education/Qualification

High School Diploma or GED Required

Valid Driver’s License and Reliable Transportation Required

Job Type: Full-time

Pay: $18.00 - $22.00 per hour
