Prairie Lakes Management is looking for a self-motivated Community Manager, with excellent communication skills for a 106-unit apartment complex in Thief River Falls, MN.
The Site Manager is responsible for managing the on-site operations of the apartment complex. Site Managers are also responsible showing apartments to prospective tenant, answering the phone and email, handling lease paperwork, rent collection, and tenant relations.
Duties & Responsibilities:
· Leasing and follow-up.
· Coordinate resident turns.
· Rent collection, filling out delinquency reports, sending out delinquent rent notices, contacting residents for collection of rent.
· Overseeing cleaning of the common areas.
· Ensure carpet cleaning of common areas as necessary
· Upkeep of the grounds
· Overseeing landscaping as needed (i.e trimming, arranging rocks, etc.)
· Ensure lawn is properly cared for.
· Shoveling of sidewalks.
· Ensure the snow plowing is completed in the winter.
· Keep storage/mechanical areas neat and clean.
· Oversee security of the building, material, supplies and equipment.
· Monitor advertising for effectiveness.
· Resident relations, approach every situation in firm yet positive manner.
· Contacting residents to schedule move-in and move-out appointments.
· Ensure the apartments are market ready and inspections are complete.
· Responsible for annual criminal background checks to ensure the security of all residents
Job Requirements:
· Strong listener and communicator
· Ability to multi-task
· Office and computer experience are required.
· Knowledge of AppFolio a plus
