Leasing Manager: The Leasing Manager is responsible for overseeing all aspects of leasing, marketing and resident relations at the property. The Leasing Manager works closely with the Property Manager to set individual leasing goals and develop strategic plans to achieve established revenue, occupancy, resident and retention goals.
Duties & Responsibilities:
Leasing
- Ensure property’s leasing and marketing strategies are effective to increase property traffic, maintain effective closing ratios and achieve leasing and occupancy goals.
- Maintain thorough product knowledge of the property and competition as well as market conditions; Complete weekly market survey report.
- Understand the lease document and all related addendums and be able to clearly communicate to residents, prospective residents, and parents all relative information.
- Effectively provide informative property tours to potential prospects. Ensure leasing staff complies with company procedures and Fair Housing laws.
- Manage, review, and approve all leases. Audit lease files as needed to ensure adherence to all policies and procedures.
- Manage roommate matching, transfers, move-ins and move-outs.
Marketing
- Prepare marketing plans and develop new strategies and programs designed to drive traffic and meet leasing and occupancy goals.
- Manage promotional material and property incentives through the marketing and concession budget.
- Monitor and update all social media channels to promote the property.
- Develop, implement and coordinate resident retention programs (i.e. resident functions, special promotions, lease up events, renewal parties, property events)
- Walk tour route and model unit daily. Assist with maintaining property appearance and curb appeal.
General
- Lead and develop property leasing staff. Assist in the recruiting and interviewing process of leasing staff.
- Provide excellent customer service and immediate assistance to prospects, residents and parents. Deal with resident complaints, concerns, and requests to ensure resident satisfaction.
Qualifications:
- Prior property management experience is preferred.
- High School or equivalent education required.
- A college degree is preferred.
- For safety and productivity reasons, this position requires an ability to read and write English and perform basic mathematical functions.
- Ability to understand and perform all on-site software functions is preferred.
