Job Summary:


The Superintendent is a live-in operations position. The superintendent is responsible for all aspects of maintenance and upkeep in the building. This position is responsible for supervising a staff of handypersons and porters, working in an on-call capacity during off hours and utilizing the work order system to care for issues and damages in tenant apartments. The superintendent works in concert with property management staff to make sure the buildings represent that mission of Project Find to provide quality services to tenants. The daily, weekly and monthly duties of the superintendent job shall be prescribed by the Director of Facilities Maintenance.


General Responsibilities:


  • Responsible for the overall operation and maintenance of buildings and grounds.
  • Train and supervise union and non-union staff building staff members including assistant superintendent, doormen, handymen, security and porters. Responsible for scheduling, assigning duties, maintaining holiday and vacation coverage schedules, conducting any disciplinary action, and approving weekly payroll.
  • Oversee preventive maintenance and repairs. Maintain and update records to include all pertinent data on mechanical equipment and a list of preferred contractors, any equipment defects and failures, repairs, costs and contractors retained to service and repair.
  • Oversee vendors/contractors performing work in the building as well as manage service contracts.
  • Confirm all work has been completed to established standards.
  • Assist the Property Manager in all aspects of operation including addressing customer service issues.
  • Conduct regular inspections of the building and maintain records of each inspection.
  • Issue and maintain purchase orders for all supply orders and service requests from outside vendors. Confirm work has been completed and approve corresponding invoices on a daily/weekly basis.
  • Supervise the operation and maintenance of security procedures and emergency systems.
  • Respond to after-hours emergency maintenance.
  • Oiling of motors when not serviced by outside contractors except refrigerator motors
  • Installing of window guards where required by law
  • Minor gardening if we have a building with landscaping.
  • Maintain heat and hot water supply including checking and running boilers, high pressure switch, and low water cut off switch
  • Record and report all tenant complaints to Property Management
  • Install smoke alarms, washers and shower heads, and any required restrictive devices for use of water
  • Report any evidence of pest infestation or related problems
  • Correct the pitch of floor radiators when necessary and if one can. If two people are required call contractor.
  • Replace belts, lubricate fan motors in fan housing on roof
  • Inform owner of any illegal on-premises activity
  • Repair and/or replace hinges, springs, or door checks on door
  • Replace balance in existing windows
  • Clean and/or change smoke alarm bulbs in boiler stack providing owner supplies bulbs
  • Paint touch up in all public areas when needed
  • When required by employer, all employees shall perform tasks required for proper maintenance and general upkeep of the premises
  • Responsible for light plumbing such as waistlines, check repair or replace the working parts of toilet tanks
  • Replace tiles only in the kitchen floor, if needed and the entire floor if necessary
  • Change counter tops when necessary
  • Change locks on the entrance doors, change door bell, if necessary
  • Replace the flexible gas hose behind the stoves
  • Replace all defective electrical outlets, light switches, and light fixtures.

  • Responsible to insure valid certificate of fitness as per FDNY requirement

    • S13 (Standpipe system)
    • S14 (Stand pipe multi zone)
    • S95 (Fire Alarm Supervision)
    • S99 (Low psi burner)
    • P98 (Supervision of Oil fuel transfer)
  • Ensure visual inspections of all fire protection equipment system, maintain update logbooks
  • Ensure visual inspection of heating equipment
  • Test weekly and maintain loge books for all boiler safety switches as per insurance requirements
  • Plumbing: Repairs/Replace all plumbing equipment in the apartments such as faucet, sink, showerheads,

air vents, under the sink waste lines, toilet and parts

  • Investigate and find the plumbing leaks inside the wall or floor, expose defected pipes to be replaced by

      Plumbers.

  • Electric: Repair/Replace switches, outlets, light fixtures, ballast, fuses, emergency lights and

      Exit signs.

  • Carpentry: Repair/Replace doors, partial door frame, locks, hinges, window ballast and latches
  • Repair/Install partial wooden floor in apartment rooms, vinyl and ceramic tiles in kitchen and bathrooms
  • Performs related duties as assigned.


Qualifications:


  • High School Diploma or GED.
  • Ability to sit, walk and stand for numerous hours.
  • Ability to lift packages and other items up to 50 pounds.
  • Have an understanding, appreciation, and commitment to the philosophy and mission of Project FIND.
  • Establish and maintain polite, professional and effective working relationships with all contacts during the performance of duties.
  • Completion of relevant training program.
  • Good oral and written communication skills.
  • Be creative and flexible.
  • Show initiative and be responsible for follow through.
  • Ability to work independently and as part of a team.
  • Ability to maintain confidential information, as related to position.
  • Excellent customer service experience.
  • Basic level computer skills; Microsoft Word and Excel.
  • Demonstrated flexibility with ability to change priorities with limited notice including working overtime and being available to work with little notice.


Schedule:


Monday - Friday from 8:30 a.m. - 5:30 p.m.
