Position Title: Lead Inspector supporting General Services Administration
Location: Albany, New York

Position overview:
This renovation consists of gut renovation of the entire existing office suite area. Primary phase beginning with demolition & removals, flooring asbestos abatement then reconstruction and installation per construction documents. The area under construction is located within an occupied Federal Building. The CQM will act as the on-site representative for the Government and will report information regarding the construction directly to GSA.
This project is contingent upon award.
Responsibilities and duties:
- Document existing conditions of the site prior to construction commencement. Utilization of photographs, field measurements and existing drawings to develop an existing condition report to ensure that the construction contractor is returning space that is associated with the project to the original condition where necessary.
- Review the project drawings and specifications and ensure that the general contractor conforms to all Quality Control elements and directions identified for the appropriate sections of the construction documents.
- Coordinate and lead weekly job site meetings with the GSA Project Manager, Contracting Officer, General Contractor, key subcontractors, US Courts, other tenant agencies, and other interested parties.
- Conduct comprehensive site inspections of all construction work on a daily basis to ensure quality of materials, proper installation of construction systems, and adherence to the construction documents.
- Record construction progress by taking daily pictures of the work.
- Track the submittal and RFI review and approval process. Review all submittals including shop drawings and samples from the general contractor for specification compliance prior to forwarding to the A/E for review.
- Keep on site a set of marked-up contract (as-built) drawings and specifications that are kept current, noting all change or deviations from original contract requirements.
- Review Contractor payment invoices for acceptability and forward review comments to the Contracting Officer and Project Manager.
- Establish a log for all change orders submitted by the General Contractor. and review all Change Order Requests received for validity based upon the current scope of the contract documents.
Required education, knowledge and skills:
- CCM with 5 years of experience in related work.
- Registered Architect/Engineer with 10 years of experience in related work.
- LEED accredited professional certification (preferred)
- 5 years of relevant experience in the sustainable design and construction "green building" industry
- Well versed with the U.S. Green Building Council's LEED Rating System(s)
- Experience working on completed projects which have earned LEED Gold or better certification.
- Knowledge of the fundamental engineering principles, concepts and practices
- Working knowledge of architectural, structural, civil, mechanical, electrical, fire alarm/sprinkler systems, control systems, and space renovations
- Comprehensive knowledge of site planning, building design and construction means, methods and codes, scheduling, material and labor cost estimating sufficient to evaluate general compliance environmental health, safety and protection requirements.
- Ability to read and interpret complex building construction drawings.
- Experience monitoring the project budget, coordinating all construction trades, and managing a detailed short-term schedule as well as an overall project schedule.
- Must pass a pre-employment background check.
- Ability to acquire a security clearance.
- Valid driver’s license
- Travel and relocation may be required.
