What are the responsibilities and job description for the Director - Physical Plant position at Punahou School?

The Physical Plant office supports, manages, and maintains 59 buildings on 75 acres of campus and nearly 1 million gross square feet of space. Punahou School is recruiting a Director of Physical Plant who will have oversight for all facilities operations including Maintenance and Repair, Buildings and Grounds, Operations, Custodial, Facilities Project Engineering and Construction Management, Administrative Support and Facility and Bus Scheduling. The director will provide strategic, technical and administrative guidance to senior staff and other stakeholders to ensure appropriate development of the campus to support the school mission and manage the planning, assessment, maintenance, repair, or alteration of the campus and campus-owned or operated facilities.


The Director of Physical Plant will:

  • Ensure that campus assets are proactively maintained and enhanced
  • Optimize operating and capital budgets
  • Assist with the development of new policy and procedures
  • Ensure that the campus and campus-owned or operated facilities are safe and secure environments
  • Maximize the functionality of the built environment by integrating people, place, process and technology
  • Provide timely facility condition assessments and deferred maintenance projections that enable resource requirement projections and budget justifications, including a building-by-building long range plan that forecasts all renovation and replacement expenses for all campus structures
  • Review and execute on facility operations and maintenance services to improve the life-cycle, life cycle costing, facilities performance, streamlined maintenance, and continuous performance improvement
  • Establish, communicate, and comply with standards for safe handling, use, storage, and disposal of equipment and materials in compliance with the Hawaii Occupational Safety and Health Act (HIOSH) and Environmental Protection Act (EPA) and other regulatory codes or laws
  • Serve as a member of the school’s Crisis Response Team and plays a vital role in business continuity, contingency planning, emergency response, risk management, and public health and safety, serving as the primary liaison between police, fire and other first responders
  • Coordinates all campus construction, renovations, and repairs; provides construction management program review for best practice recommendations and potential process improvements; leads stakeholders through  requirements identification processes, prepares requests for information or proposals; conducts supplier analysis; reviews contracts
  • Establish policies and procedures for campus rentals, contracting, insurance tracking, accounts receivables, and other operational issues related to outside rentals of campus facilities
  • Support Carnival operations including planning and coordination with the Parent Faculty Association, Academy Jr. Class, Principals, Deans, Supervisors, vendors, and others; setup and takedown of all booths, tents, and equipment; materials and equipment storage and movement; traffic and parking.
  • Manage the bus and vehicle fleet, including the acquisition, utilization, preventative maintenance and replacement of the vehicle fleet; and any associated leasing, servicing and contracting requirements

Work Year: 12 Month
Work Hours: Monday through Friday, 7:00 AM – 4:00 PM.  After work hours, weekends, holidays for special events as needed.
 

Minimum Qualification:

  • Bachelor’s Degree in Facilities Management, engineering, architecture, construction or business management and/or equivalent combination of training and or experience. Advanced degree is preferred.
  • Five (5) years experience with business continuity planning, auditing, risk management, contract and vendor negotiation and purchasing
  • Eight (8) years senior supervisory experience in physical plant facilities and construction management in a campus environment preferred
  • Knowledge of the codes, standards, administrative and legal rules related to facilities management, planning and design, such as the Americans with Disabilities Act, OSHA Standards, all appropriate Life Safety, Fire and Health Codes such as HVAC, MSDS, and applicable UBC and related building codes
  • Knowledge of facility and plant management concepts and practices, understanding of engineering concepts, principles and practices applicable to all operational maintenance and rehabilitation aspects of roads, buildings and other structures (historic and non-historic); utility systems (i.e., water, wastewater treatment and disposal, solid waste collection and disposal, electrical generation, HVAC, etc.); and motorized equipment operation and maintenance
  • Knowledge of basic, routine and advanced construction drawings, blueprints, sketches, diagrams and specifications
  • Knowledge of current trade materials, equipment, and facilities practices
  • Knowledge of theoretical and practical knowledge of methods, practices and principles of Green Building construction industry knowledge. Familiarity with LEED certified projects, resources and document processes, highly desired.
