What are the responsibilities and job description for the Escrow Processor position at QPS Employment Group?
Position Title: Escrow Processor
Wage: $18/hour
Shift: 1st
Hours: Monday-Friday, 8:30am-5pm
QPS Employment Group is hiring an Escrow Processor for a company in Springfield, MO. This is a contract to hire role.
Escrow Processor Responsibilities include but are not limited to:
- Prepare and complete a real estate transaction that is to be closed in the office: gather all necessary information, prepare closing documentation, obtain all the needed signatures, collect funds needed to close, prepare the return package to the lender, disburse funds, send documents to title for recording, close out the escrow side of the file
- Review the sales contract: may contact agents or parties to confirm information needed like commissions, payoff information, POA dues; read the contract, with special care when reviewing contract addendums
- Review title commitment: any title commitment requirements need to be reviewed so that those requirements can be met prior to closing
- Order payoffs: keep a record of payoffs that you order
- Schedule closings
- Closing is set: review the file to see if there are any outstanding title requirements or payoffs that are still outstanding and clear them prior to closing or get help
- Once the instructions from the lender are received, an ALTA STMT/CD should be sent back to the lender for approval to close; verify that information
- Order gap: pull gap sheet and put in title order change bin within 1 to 2 days prior to closing; make certain to complete the preclosing checklist
- 24 hours prior to close: send what you do have to the real estate agents and lender with an email stating that this is an estimated ALTA STMT/CD; work out any invoices to collect at closing, errors in commission, HOA dues
- Loan documents: be certain to know how the loan documents will be received (FedEx, email, pickup, or delivery)
- Prepare file for closing (three separate sets)
- Make a copy package for the seller (or USB Drive) and a USB drive with copies for the buyer
- Disbursing: this needs to be done right after closing if possible
- Clean up the GF file: scan all executed closing documents, checks, and funding to the GF
- Daily duties: check the closing calendar daily for files that need to be closed, disbursed, or mailouts; schedule closings; work up files that have outstanding items
