What are the responsibilities and job description for the Site Acquisition Specialist II position at QualTek?
Job Summary: This position is responsible for identifying, surveying, leasing and zoning wireless telecommunication sites.
Essential Duties and Responsibilities:
· Oversee the daily operations of assigned projects
· Assemble and submit the required documentation for client approval
Coordinate, schedule, and track site visits and technical team visits with various departments
Work with A&E firms on cell site drawings, exhibits, and renderings
Ensure the timely acquisition of signed leases in the quantity and at the rate required per customer specifications
· Negotiate acceptable lease agreements between the landlord and customers as well as any ancillary easement agreements
Assist with the completion of zoning and permit applications for submittal to jurisdictions and coordinate the zoning process with outside counsel and vendors
Prepare for and secure all necessary permit documents
Obtain landlord approval on construction drawings and zoning permit applications
Prepare and update site status reports, databases, site close-out packages, and attend client meetings as required
Prepare landlord and tower company applications
Manage quality control, data entry, and tracking of site candidate packages, lease agreements, and other site acquisition documentation
· Other duties as assigned
Qualifications: To perform this job successfully, an individual must be able to perform each essential duty mentioned satisfactorily. The requirements listed below are representative of the knowledge, skills, and/or ability required.
Education:
· Associate degree (A. A.) in a relevant field from a two-year college or technical school
Experience:
· Three years cellular site acquisition or related experience
· Knowledge of site acquisition process, zoning codes, procedures and how various government agencies operate
Technical Skills:
· Computer and Microsoft Office proficiency
Soft Skills:
· Highly organized and detail oriented
· Strong verbal communication skills
· Ability to work independently and as a member of various teams
· Ability to multi-task and work in a fast-paced environment under strict deadlines
· Negotiation and closing skills
Physical Requirements:
· Must be able to pass pre-employment screening that includes background and drug testing
· Must have a valid driver’s license and a driving record that meets Company requirements
· Must be able to sit at a desk for 6-8 hours per day
· Must be able to work on a computer for 6-8 hours per day
· Must be able to travel up to 50% of the time, including short notice travel
· Must be able to stand for long periods of time on varied surfaces
· May be required to work long and unpredictable hours
