Summary The Director of Due Diligence will be responsible for coordinating due diligence on Realterm’s various real asset investments across its North American value-add and core plus strategies.This position will either manage existing or establish new relationships with external structural and environmental diligence providers. They will establish appropriate work scope for site investigations, review and finalize consultant reports, and collaborate with internal investments, asset management, construction, and property management resources and the 3rd party consultants to establish capital budgets and environmental management plans for new investments.Finally, the Director of Due Diligence will communicate findings to Realterm’s Investment Committee.Essential Duties and ResponsibilitiesEstablish, manage and optimize third party consultant relationships Order site and environmental studies for all potential acquisitions and ensure that third party consultants deliver findings in a timely manner Coordinate information and other requests from external consultants Review findings with the fund and asset management and investments teams and work with each to incorporate findings into investment underwriting and negotiations Work with the asset management and investments teams to establish capital projections for each investment Support/train property management and asset management teams in environmental compliance practices for managed properties Coordinate with property management teams and 3rd party consultants to monitor environmental compliance at managed properties post-closing Work with investments and asset management team to incorporate environmental/structural diligence findings into Investment Committee presentations Review and approve capital budget assumptions for all investments to ensure budgets accurately reflect due diligence findings Present findings and conclusions to the Investment Committee CompetenciesAccountability Character, Trust, Integrity Planning, Decision-Making & Initiative Development & Learning Collaboration, Communication & Teamwork QualificationsMust be able to multi-task, be well organized, and flexible in fast-paced environment Tenacious, determined, and enthusiastic in meeting deadlines. Physical DemandsMust be able to remain in a stationary position for most of the workday, sitting at a desk, consistently operating a computer. The person in this position must be able to access file cabinets and office machinery (to include a computer, copier, and fax machine). On occasion, may need to lift boxes of up to 10 lbs.
