The Marketing Manager provides leadership, direction and support to the company’s conventional portfolio. Through customized marketing and leasing plans for each property, this position ensures each Company’s conventional property has the tools, support and training to achieve its annual business plan. Position Focus: * Establish in-depth understanding of each property and market, including unique features and selling points, leasing trends, competitor information, traffic patterns, and how the properties fit within the competitive landscape. Use information to make data/results driven decisions. * Create marketing strategies to increase traffic and assist the team with securing leases. * Review property websites, internet listing services, social media, photography, and property signage to ensure the best representation of the property and adherence to Standard Operating Procedure/Best Practices. * Work with area directors, property managers and leasing managers on marketing specific issues, such as traffic, occupancy, closing ratios and staffing. * Implement specific campaigns for Company’s properties to ensure leasing goals are being met. * Track and monitor advertising sources for each property and provide analysis of lead generation and cost per lease. * Conduct regular site visits to review marketing, leasing, staffing and property curb appeal. * Maintain and enhance policies and procedures for marketing, leasing, staffing and advertising at Company’s conventional properties. * Understand and become proficient in Company’s various marketing software, social media platforms, programs, systems and advertising sources relating to sales and leasing. * Implement solutions and recommendations to solve for daily marketing challenges. * Ensure exceptional customer service is being delivered to residents and internal customers.
