Chandler Residential has a great opportunity for an amazing Property Manager for our apartment community in Fayetteville, North Carolina. We are seeking an experienced Property Manager to join and lead the team. An ideal candidate will have a professional demeanor, solid interpersonal skills, as well as manage and resolve emergency and high-pressure situations. As the team leader, effective communication and organizational skills are key. The Chandler Residential Property Manager is responsible to direct, supervise, train, and evaluate property team member’s performance and address accordingly. In addition to site team supervision, the Property Manager must effectively communicate with residents, vendors, and other colleagues to foster a strong team atmosphere to accomplish the tasks necessary to achieve targeted occupancy and financial goals. Tasks include but are not limited to, maintaining apartment homes, marketing leasing, screening prospective residents, ensure that the lease requirements, and community policies are adhered to by residents and guests. The Property Manager is essential in assisting with programs and equipment to protect the property.

Duties:
- Oversee and manage all operations at the community including accounts receivable, resident relations, leasing, and maintenance.
- Manage payroll process and team schedule to limit overtime.
- Work with the maintenance Supervisor to ensure service requests and vacant units are maintained and made ready according to company policy.
- Execute and assist Maintenance Supervisor with renovation program and capital improvements.
- Recruit, interview and assist in the training of new team members.
- Mentor team members for future growth opportunities
- Review, complete and submit weekly reports.
- Review financials for accuracy
- Conduct weekly property inspections.
- Implement and enforce policies and procedures, as necessary.
- Review resident applications according to established company standards for screening applicants for residency.
- Ensure all marketing and prospect follow-ups are completed per policy.
- Review and approve Final Accounting Statements (FAS), ensuring all are timely and comply with state law and all changes are necessary and accurate as stated in the Move Out Inspection Report and company standards.
- Oversee and assist with delinquency and eviction process as needed.
- Ensure all move-ins, move-outs, NTV’s, new applications, canceled/denied applications and service requests are updated daily in the property management software, OneSite.
- Review apartment pricing every morning and make recommendations.
- Stay on the forefront of market conditions, trends and product knowledge in the community and competitive communities; ensure same knowledge in leasing staff.
- Assist and ensure all customer complaints are managed promptly and appropriately.
- Assist in the planning and participate in resident activities.
- Special Projects as assigned.
Skills & Requirements
Prefer a minimum of five years’ experience managing apartments. Longevity managing the same property or properties during the five years is a plus. Salary is based on experience.
- Excellent communication and time management skills
- Proficient with Microsoft Word, Excel, and Outlook
- Strong organizational and customer service skills
- Valid driver’s license required.
- Reliable transportation
- OneSite and QuickBooks experience is a plus.
- Industry designations are a plus (i.e., CPM, ARM, CAM)
