Pre-Construction Manager (South Florida)

Prestige privately-owned real estate developer, Related Companies, is actively building throughout South Florida, across all asset classes. Our construction teams are on-site and integrated in all capacities, from conception to completion. Related Southeast, the South Florida office of Related Companies, is looking to add a Pre-Construction Manager/ Estimator/ Procurement to develop construction scopes and budgets for all new potential, pipeline and active development deals and to assist in the creation of RFP’s for new precon, construction management and other construction related services. This position would work closely with Executive Vice President of Construction and all design and development teams.

Pre-Construction

• Develop conceptual, design development and construction budgets
• Help develop logistics plans and schedules with operations team 
• Work with bidders/subcontractors in design bid build and design assist contracts
• Work with Related’s design managers to ensure design is in line with project budgets
• Draft and review scopes of onstruction trade contracts with the assigned operations team 
• Develop RFP’s for pre-con services
• Coordination of scope between trades to ensure no gaps or overlap within the trades
• Knowledge and insertion of any applicable law and codes required by each trade where required in scope
• Review budgets for value engineering or schedule refinement opportunities
• Knowledge of general means and methods and best practices of Related and Related Construction services

Estimating

• Create preliminary conceptual construction budgets to inform the development team for projects being persued 
• Maintain up to date market construction pricing, trades availability and best practices
• Assist with value engineering practices as needed alongside the design management team 
• Level various subconstractor bids, quantities and unit pricing

Procurement

• Establish relationships with the subcontractor market within all disciplines
• Develop RFP's for the subcontract bidding for various projects
• Work with Related legal team to develop and execute subcontract agreements 

• A minimum of 10 years of relevant real estate and construction experience
• Degree in one of the following disciplines is preferred: Engineering or Construction Management 
• Extensive subcontractor and supplier trusted and dependable relationships, within South Florida preferred
• Knowledge of construction means and methods, costs and engineering principles
• Self-motivated and possesses strong communication/interpersonal skills with multiple team members
• Well organized, detail oriented and have the ability to prioritize critical activities
• Self-starting personality that can work well with limited direction 
• Investor/owner mentality
