Maintenance Supervisor
RHM is a multifamily property management and real estate development company in Cleveland, Ohio, specializing in both market rate and affordable housing. SUMMARY
The Maintenance Supervisor is responsible for the overall upkeep and maintenance of the apartment community. The responsibilities of the Maintenance Supervisor are:
A. Keep property in best maintenance condition
B. Work with the property manager to run the building as effectively as possible
C. Maximize efficiency of the maintenance staff
D. Minimize the expenses whenever possible
E. Protect the owner’s property
The Maintenance Supervisor must be a “hands-on” maintenance person and must be able to do just about anything that pertains to building maintenance, such as plumbing, electrical, painting, heating, air conditioning and appliance repair etc.
It is the responsibility of the Maintenance Supervisor to coordinate and monitor all aspects of the maintenance program. In this regard, the Maintenance Supervisor must work closely with the maintenance staff in order to have full knowledge and control over the entire maintenance program.
The Maintenance Supervisor will work closely with the Property Manager. Good communication between the Maintenance Supervisor and the Property Manager is crucial for the proper and efficient operation of the apartment community. The Maintenance Supervisor works directly for the property manager and maintenance director.
RESPONSIBILITIES
The Maintenance Supervisor’s responsibilities and authority include but are not limited to
the following:
· Maintain a professional, courteous, knowledgeable, and helpful attitude with the residents and fellow employees. Promote this attitude with all your personnel
· Assist residents with problems and requests to the best of your ability and to limits of your authority
· Maintain curb appeal of the exterior of the building and common areas of the building
· Continually supervise maintenance and personnel. Take action to improve the general appearance of the property and always be alert for any deferred maintenance problems. Establish daily employee goals. Show each employee exactly what you want them to do so they know what is expected
· Require all full-time employees to adhere to the scheduled hours of work
· Monitor employee compliance with policies of RHM
· Encourage employees to submit suggestions for improving work conditions or job efficiency
· Discuss employee performances with the property manager if problems arise, possible written reprimand and dismissal is necessary. Advise the maintenance director so that they can help you follow the proper dismissal procedure
· Present to the maintenance director ideas on improvement projects and labor needs
· Complete all maintenance requests and fill out completely or assign to proper staff. Track progress and make sure it is completed properly and paperwork is turned in
· Schedule contractors and sign off on completed work orders and invoices
· Cover building emergency on-call as scheduled
· Assist in apartment inspections with property manager
· Review maintenance work of employees periodically for quality
· Work with contractors as needed. Ensure that the residents safety is always a prime consideration, and work is done per LBP O&M Policy (where needed)
· Complete work associated with the contractors work as needed
· Clean, paint, make repairs to the vacant apartments to the satisfaction of the property manager
· Check and repair all electrical and plumbing fixtures, window and door locks, etc to ensure they work properly
· Complete all work and make unit ready in 3-5 days from move out
· Other duties as assigned
REQUIREMENTS
· High school diploma or equivalent; additional vocational or technical training preferred.
· Minimum of 2 years’ experience in multifamily property maintenance or related
field.
· Proven experience in various aspects of building maintenance including plumbing, electrical, painting, HVAC, and appliance repair.
· Strong leadership and supervisory skills to manage a maintenance team effectively.
· Excellent communication skills for interaction with residents, employees, property managers, and contractors.
· Ability to prioritize and manage multiple tasks efficiently.
· Hands-on expertise in general maintenance tasks and equipment.
· Knowledge of safety regulations and guidelines pertaining to property maintenance.
· Familiarity with accounting software preferred (Yardi & Nexus strongly preferred)
· Proficient in Microsoft Office – Excel, Outlook, Word
· Organizational and time-management skills

PHYSICAL REQUIREMENTS
· Working off ladders up to 20 ft off the ground. Working off stepladders up to 10 feet inside apartments.
· Work under sinks and around appliances by bending down or lying on your back.
· Moving appliances including refrigerators, washers, dryers and ranges.
· Lifting and carrying up to 80 pounds.
· Bending over appliances or mechanical equipment for repairs or cleaning.
· Walking and or standing for an entire workday.
· Climbing flights of stairs to access work on higher floors.
· Assembling small parts in appliances, mechanical equipment, plumbing, and electrical fixtures, etc.
· Logging or describing in writing work hours, repairs made and or materials used.
· Working in inclement weather
· Operating hand and power tools.
