Key Responsibilities:
- Property Management: Plan and oversee the daily operations of the apartment community, ensuring that all property goals and objectives are met.
- Leasing & Marketing: Market available apartments and ensure full compliance with fair housing laws. Pre-lease units and maintain a working waitlist of prospective residents.
- Resident Relations: Provide exceptional customer service, connect with residents, and address their requests or complaints promptly.
- Financial Management: Collect and deposit rent, late fees, and deposits using Onesite software. Manage property expenditures within the budget.
- Maintenance Oversight: Ensure the completion of maintenance and repairs, oversee the general cleaning of the property, and manage maintenance staff and vendor relationships.
- Contract Negotiation: Bid and negotiate service contracts, procure necessary supplies, and maintain organized unit files.
- Reporting & Communication: Regularly communicate with the Regional Director, providing status updates and strategic suggestions to ensure smooth property operations.
- Compliance & Enforcement: Enforce community rules, screen and qualify prospective residents, and prepare vacant units for rental, including overseeing renovations.
Qualifications:
- Experience: A minimum of two years of multi-family property management experience, with at least one year of management experience. A proven track record for successful leasing and renewal rates is essential.
- LIHTC Experience: Preferred but not required.
- Technical Skills: Proficiency in Microsoft Office and property management software. Experience with Onesite is preferred.
- Soft Skills: Excellent problem-solving, multi-tasking, and organizational skills. Ability to communicate effectively, both verbally and in writing.
- Teamwork: Must work well with others and have the ability to empathize with residents and staff while enforcing community rules and policies.
