The Position:

Project or Field Manager is a supervisory-level employee position responsible for directing Contractors and Sub-Contractors of various trades through specific project perimeters to full project completion. A Project Manager ensures customer satisfaction is achieved and RCM standards are met.

Responsibilities include but are not limited to the following:

• Collaborate with engineers, architects etc. to determine the specifications of the assigned project.
• Negotiate contracts with Contractors/ Sub-Contractors to reach profitable agreements.
• Obtain permits and licenses from appropriate issuing authorities.
• Determine needed resources from inception to completion with attention to budgetary limitations.
• Work with Claims Manager to establish a plan for all construction operations and schedule intermediate phases to ensure deadlines will be met.
• Establish and procure equipment and materials deliveries to meet the intermediate phases.
• Hire contractors and other staff required to allocate specific responsibilities
• Provide consistent supervision of the laborers, mechanics etc. and provide guidance/problem solving when applicable.
• Evaluate progress and prepare detailed reporting of current and existing conditions.
• Ensure adherence to all health and safety standards and report issues following company protocol.
• Verifying scopes are completed in a professional and timely manner in conjunction with materials being installed to specific and exact manufacturer's specifications.
• Complete and maintain a daily log of activities and information related to each project assigned with photos accompanied by firsthand accounts and interactions.
• Post and communicate project specifics, date, deliveries, scopes, and other relative information in a professional fashion to boost awareness and communicate effective expectations.
• Complete and initiate pre and post construction site walks, with Community managers and /or Boards members when applicable.
• Project Manager is responsible for the approval of Sub-Contractor invoicing. Any questions or issues that arise from invoicing must be reported to the Director of Claims Management for review and final decision.
• Project manager is responsible for the communication, and delivery of the change order process. Change orders must also be delivered to and communicated with the Director of Claims Management for complete review.
• Provide attendance to scheduled and unexpected project-related situations, it's expected that the field manager will respond in an urgent and timely manner to assess any project related situations that may arise.
• Manage all project related assigned Work Orders and/or Action items.

Requirements/Skills

• Minimum of 1 years' experience managing general construction projects.
• Minimum of 2 years' experience managing construction operational professionals in a multi[1]family environment.
• Valid Drivers License and ability to drive around Denver market with work vehicle
• Ability to effectively utilize the following platforms or applications:

Salary: $70,000 to $95,000 Annually
