FACILITIES MANAGER OPENING
Mission: The Ryobi Foundation operates the Powers Art Center and the Ryobi Ranch, a 400 acre ranch in Carbondale, CO. The purpose of the foundation is to steward the historic art collection of John and Kimiko Powers, maintain the Powers Art Center as a publicly accessible art museum, and manage the grounds and facilities located on the Ryobi Ranch.
The Facilities Manager works with the Facilities Director to manage building systems, including a reflection pool, multiple HVAC systems, and multiple security systems on a daily basis. Consults and informs Facilities Director regarding alerts or needs of the system. Works with the Facilities Director to manage contract staff or vendors working on all building or grounds projects. The Facilities Manager oversees the Powers Art Center facility, including the immediate security needs, and is required to be readily available should any potential building emergency happen.
Essential Duties and Responsibilities
- The routine and long-range general upkeep, repair, replacement, aesthetics, and extended useful life of all Ryobi-owned facilities and grounds, including, but not limited to buildings, pavement, vehicles, equipment, tools, landscaping/grounds, and electrical, mechanical, and HVAC systems.
- Manages the onsite security needs of the Powers Art Center under the supervision of the Facilities Director during the Powers Art Center open hours.
- Leads the work with the Ryobi Foundation IT vendor.
- Monitors and maintains records of facility maintenance, repairs, and changes to ensure efficient and high-quality operation of building facilities and exterior features.
- Represents the Ryobi Foundation with the highest level of integrity and professionalism.
- Establishes and maintains effective working relationships with Facilities Director, the Powers
Art Center Executive Director, the Ryobi Foundation President & Board, the public, contractors, vendors, suppliers, and consultants.
- Assures confidentiality of all records and proprietary information.
- Supports art installations efforts.
- Responds to maintenance-related calls during off-duty hours, requires ability to respond one hour for on-call emergencies and critical events.
- Advises on emergency-response protocol and Policies and Procedures Manual.
Knowledge, Skills, and Abilities
- Ability to anticipate, intervene, and prevent potentially harmful circumstances to artwork.
- Analytical skills to manage building/facilities and report on key metrics to leadership.
- Independent judgment is required to plan, prioritize, and organize a diversified workload; recommend changes in practices or procedures.
- Be computer savvy, but also willing to pitch in with manual labor as needed.
- Dependability, flexibility, and adaptability in a dynamic event-driven environment with a demanding event execution schedule.
- Ability to read, understand, and complete written and verbal requests, work assignments, schematics, as well as interpreting documents such as safety rules, product information manuals, and instructions. As well as communicate orally and in writing.
- Ability to provide excellent customer service and conflict resolution skills.
- Ability to communicate effectively with management and staff.
- Ability to work independently as well as an integral part of the team.
- Ability to represent the Ryobi Foundation & Powers Art Center with a high level of integrity and professionalism, adhere to organizational policies, and support management decisions in a positive, professional manner.

Requirements and Qualifications
- Completed College or technical school, or has had extensive training in electrical, plumbing,
HVAC, construction management, engineering, or a related field.
- Any combination of education, training, and experience, which provides the required knowledge, skills, and abilities to perform the essential functions of the job, may be substituted for the above qualifications.
- Proficiency in Microsoft Office and other job-related computer software programs and equipment.
- Must possess and maintain a valid Colorado driver’s license and satisfactory driving record throughout employment.
- Must satisfactorily pass a criminal background check.
- Must respond remotely within 60 minutes on-call emergencies and critical events.
- Must be fully vaccinated for COVID-19 (proof required), subject to legally required exemptions
Mental and Physical Abilities, Work Environment
- The ability to work extended hours during a mentally and physically demanding events schedule while remaining flexible, calm, positive, and professional.
- The ability to lift over thirty to fifty pounds and be on your feet for at least four to eight hours or more continuously.
- Ability to sit at a computer station for at least four to eight hours or more continuously.
- Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form.
- Ability to deal with and resolve problems while remaining flexible.

- Work is both indoors and outdoors.
- Appropriate attire is required at all times.
Hours and Work Schedule
This is a salaried position that generally requires availability Monday through Friday with an occasional weekend, evening, and holiday work. The Facilities Manager position is exempt from the Fair Labor Standards Act and does not receive overtime pay for hours worked in excess of forty in a seven-day work week.
