What are the responsibilities and job description for the Purchasing Director position at SBM Management?
The Purchasing Director will be responsible for the design and implementation of SBMs Purchasing Program, including identification of best product, cost savings, and the development and implementation of standardized processes and contracts for purchasing. The director shall negotiate with vendors, develop tools to trace and evaluate price and supply trends. Through advanced negotiating skills, the director is responsible for maintaining qualified and competitive vendors for product supply. Working with the company’s Operations teams and regional managers, the Purchasing Director shall provide leadership in the standardization and best pricing and purchasing and delivery of products for multi-state acquisition.

Responsibilities:
- Prepare product specifications (AKA Standard Features List) and define options
- Review all architectural and engineering plans to make corrections and provide value-engineering
- recommendations
- Prepare scopes of work for all trades
- Prepare cost estimates for design, code or spec changes, custom changes, new products, etc.
- Develop design center and options selection programs
- Create spreadsheets and set up purchasing system software configurations to meet the division’s
- business requirements
- Establish systems and procedures for the division’s purchasing function
- Research potential sub-contractors and develop bidder list
- Prepare bid packages and put all trades out to competitive bid
- Re-bid and find replacement sub-contractors as required
- Answer bidder requests for information, gather bids, evaluate them, and select winning bids
- Set up sub-contractors and consultants, verify licensing and insurance certificates
- Prepare sub-contract agreements and payment schedules and obtain signatures
- Develop and maintain hard cost budgets and schedules
- Prepare other reports and provide information as required
- Work with construction, sales, and accounting to resolve operational issues
Qualification:
- Bachelor’s degree in business, communications, or a related field from a four-year college or university; or equivalent combination of education and experience
- Significant progressive experience in purchasing for production home-building operations
- May be required to have a valid driver’s license.
