Custom Home Builder

OBJECTIVE:

The Custom Home Builder plans, coordinates, budgets and supervises the custom residential construction projects from development to completion. Key goals are successful outcome of project including timely completion within budget and delivering high level of customer satisfaction.

Responsibilities:

  • Understand project plans and specifications
  • Understand company objectives & financial goals for each project
  • Ensures a high quality product integrated with complete customer satisfaction
  • Review cost estimates, budgets, prepare timetables and edit as needed
  • Select appropriate construction methods and strategies
  • Interpret and explain contracts and technical information to workers and other professionals
  • Report work progress and budget matters to clients
  • Set expectation for monthly walk meetings on jobsite with homeowner
  • Facilitate customer Change Requests from inception to Change Order
  • Collaborate with architects, engineers, and other construction specialists as needed.
  • Schedule and oversee all subcontractors throughout the construction process in a timely manner
  • Instruct and supervise construction personnel and activities on site
  • Comply with legal requirements, building and safety codes, and other regulations
  • Continually Exhibit and implement fiduciary responsibility for Customer’s financial commitment
  • Primary liaison with customer(s) ensuring high level of customer satisfaction
  • Maintain Co-Construct by inputting Job information, Daily log, Selections and Scheduling
  • Assist the Homeowner in making selections to ensure projects are completed on time and within budget
  • Schedule code compliance inspections in the proper sequence throughout the building requirements.
  • Complete all necessary Payroll paperwork on Wednesdays
  • Upload and Maintain well organized filing system in BOX for all job documents
  • Occasionally design and create schematics and drawings for space planning

Administrative Tasks:

  • Maintain all Co-Construct Documents in all modules at time of project assignment o Create job schedule and task list at start of project and modify as needed during project o Set all selection dates at start of project and modify as needed as job progresses

o Maintain detailed documentation in CoConstruct Selection Items for all associated files o Schedule the project in logical steps and budget time required to meet deadlines o Review & update schedule daily, contact subs and suppliers as needed o Perform & Upload jobsite progress photos on Co-Construct weekly o Daily logs: weather conditions, subcontractor activity, deliveries, meetings, issues o Document all Delays on Co-Construct and adjust schedule accordingly o Review selection module daily – update as needed. o Maintain weekly contact with customer regarding their selections and deadlines o Create customer change-orders to include all costs and communicate with Lance or Scott on final builder markup o Create and manage all CO’s in CoConstruct o Enter all customer punch items into CC “To Do List” o Create selection for final buyer walk “punch” list

  • Host the Pre-Construction Meeting with customers o Review Plans and Specifications o Review selection process and how/why deadlines are created and the importance of their diligence o Emphasize I (PM) am their primary point of contact
  • Maintain CHS Estimated Cost of Completion

o Perform budget projections at start of job o Continually perform budget variance analysis at time of each updated bid o Negotiate any progress payment requests creating company exposure to financial risk o Authorize weekly payment requests from each sub and supplier o Authorize payment, job costing, and cost code allocation for each invoice o Identify and update all Work-Order/Purchase-Order Variances o Select Vendors and pricing, email estimate to include Job Name and cost code to Kelly for creating PO

Managing Jobsite Tasks:

  • Project Details

o Study job specifications to determine appropriate construction methods o Award subcontractor and suppliers purchase orders o Walk jobs daily, assessing work status & quality control o Investigate damage, accidents, or delays to ensure that proper procedures are being carried out o Confer with owners, contractors, and design professionals to discuss and resolve any issues o Solicit new bids on all trades & suppliers with all updated specs for current pricing o Ensure clean worksite daily o Schedule and confirm all deliveries of required materials needed for construction o Coordinate monthly on site meetings with customer(s) to address progress & concerns

o Respond to work delays, emergencies, and other problems o Customer service walk thru lists and warranted items will be handled in a timely manner o Maintain an orderly site including site cleanup and organization o Ensure that ALL job documents are screened for accuracy o Coordinate all selection samples on site for customers o Schedule and monitor all inspections performed by City & 3rd Party organizations o Successfully meet Certificate of Occupancy requirements o Host Customer Walk-Throughs and address all homeowner concerns during Customer

Punch o Perform Customer Home Orientation o Review Company-Initiated Warranty Check-Points o Initiate Exit Interview process with Customer

  • Subcontractor Details

o Determine labor requirements and dispatch works to construction sites o Meet subcontractor on site to review & layout their work o Direct and supervise work o Select, contract and oversee trades of each specific part of the project o Supply the subcontractors with ample notice for each task needed o Promote job site safety o Inspect and review projects to monitor compliance with building and safety codes, and other regulations o Generate punch lists and follow through on completion with subcontractors o Inform subcontractors of any need to comply with city and county requirements o Quickly identify and solve problems on the job site. o Verify each task was completed properly to code, highest quality and specifications o Negotiate subcontractor agreements and issue Work Orders/Purchase Orders o Notify trades that are not awarded the project o Address any changes or unclear items o Review methods of installation for IRC & local code compliance o Execute all field changes resulting from architectural and structural addenda. o Monitor workplace emotional environment, boost moral, & diffuse all labor conflicts o Ensure a “team culture” at jobsite o Ensure timely remedies for any correction notices & deficiencies identified by inspectors. o Identify all trade Punch List items and enter on CC “To Do List” including subcontractor o Manage CC “ To Do List” to verify proper repairs in a timely manner

Job Type: Full-time

Pay: $65,000.00 - $100,000.00 per year

Education:
