Status: Full-Time/Exempt
Duties/Responsibilities:
- Directly responsible for dispatching appropriate Turn Techs and/or trades as well as conducting the necessary repairs themselves where possible.
- Tracks and monitors spending among his group of techs to ensure they stay within the budget.
- Negotiates repair costs with trades and vendors in coordination with Vendor Management manager.
- Responsible for coordinating and paying weekly vendor invoices to ensure all trades and vendors are paid.
- Keep up to date notes and documentation on each unit within property management software.
- Supports cost-cutting and expense control programs by fixing rather than replacing parts, when possible, not being wasteful with materials and supplies
- Completes Turnover checklists and all other required maintenance documentation in a timely manner as required by the Turnover Director and/or VP of Service
- Perform training for new Turn Technicians
- Take ownership of turnovers with excessive damage/long lead time repairs in coordination with Special Projects Coordinator
- Assist with new process development, automation and implementation.
- Performs other related duties as assigned.
- Up to 35% travel required.
Required Skills/Abilities:
- Ability to maintain professionalism and a strong customer-focused demeanor with demanding clientele.
- Excellent time management skills, detail-orientation and ability to multi-task and prioritize work.
- Strong decision-making and problem-solving skills, along with advanced conflict resolution skills.
- Effective communication and interpersonal skills and proficient in English. Must be able to articulate needs and convey information verbally and in writing effectively with employees, customers, supervisors, and co-workers throughout the organization.
- Knowledge of management methods and employee relations techniques with an ability to connect to staff, troubleshoot problems and help teams collaborate, as necessary.

Education and Experience:
- 3 plus years’ in Maintenance /service management experience
- Knowledge in Property Management software a plus
