Overview
The VP, Property Management – Conventional Division, will spearhead the success of the SPM conventional property management team to ensure outstanding service that is both employee and customer focused. This position will directly lead a team of Regional Property Managers, Property Managers, and support staff. They will ensure and promote the SPM culture, values, and vision throughout the organization. This role will take a leadership role in building, implementing, and overseeing processes, workflows, and procedures and will play a critical role in helping to shape and guide the future growth and development of SPM.
Duties and Responsibilities
- Essential Position Functions:
- Directs and aligns the property management division to ensure company and owner standards are met in the areas of financial performance, leasing, marketing, maintenance, compliance and employee and resident satisfaction.
- Ensure proper revenue and cost management through vendor contract review and expense controls for the maintenance, repairs and owner obligations of the portfolio of properties.
- Establishes policies and coordinates the efforts of the different operational areas to ensure minimal duplication of efforts and to maximize efficiency.
- Oversees the development of a scalable training program for the conventional division.
- Serve as a mentor, industry resource and advocate to encourage skillset growth and guidance for team.
- Operational Support:
- Directs the creation and production of various monthly operating reports focused on operational key performance indicators (KPI’s) including sales performance, budget performance and collection performance.
- Directs the review and analysis of owner provided annual budgets, including capital expenditures, operating expenses, and revenue assumptions.
- Directs the annual budgeting process for managed assets and the quarterly reforecast of budgets, including revenue assumptions, operating expenses and capital expenditures.
- Client Interface Support:
- Acts as the central interface between client partners and internal groups such as property management teams.
- Aids in the review of monthly property level reporting and leads regularly scheduled asset performance reviews with client partners regarding all operational KPI’s in conjunction with assigned management staff.
- Partners with the Business Intelligence team on compilation of market studies and competitive analyses and develop strategies to conduct property and operator level reporting trend analyses.
- Acquisition and Development Support:
- Prepares operational and local market assessments on properties.
- Supports new fee business development, acquisitions, and new development projects as necessary by providing financial analysis on revenue and operating budget proformas and market demand/feasibility analyses.
- Evaluates project feasibility and risks.
Required Skills and Abilities
- Strong understanding of private equity, investment risk and real estate investments
- Effective data collection, validation, and auditing skills.
- Analytical skills to run financial models as well as analyze all aspects of the local real estate markets.
- Excellent writing and oral communication skills with ability to present reports and communicate technical or numerate data in a clear and concise manner.
- Ability to work effectively under pressure.
- Must be a self-starter with the ability to work independently and think proactively and strategically.
- Proficient in the use of Excel, Word, PowerPoint, and Database systems. Also, GIS experience and interest and the ability to work with mapping software and techniques (ESRI and Google Earth Pro) is a plus.
- Capability to work within the team and work within a diverse, collaborative, and driven professional environment.
Education and Experience
- Bachelor’s degree in finance, economics, real estate or other related discipline.
- A minimum of three (5) years of experience in a successful portfolio-level leadership role in property management
- Proven experience in successfully leading and developing teams.
- Occasional travel (less than 30% of time)
