What are the responsibilities and job description for the Maintenance Supervisor position at SSC?
The Maintenance Supervisor performs a variety of skilled maintenance duties related to the facilities engineering and maintenance functions and is assigned to work for Director and/or Operations manager on a regular basis. In addition, the Maintenance Supervisor will lead a group of workers on a daily round, work orders, project, teach maintenance skills to other members of the department, review work of outside vendors and non – license maintenance workers report on discrepancies
Incumbent is guided by a comprehensive and proven skill in one trade as evident by possession of an appropriate Master license from the state (if state offers Master/Journeyman license incumbent may be required to provide copy). Within the incumbent’s chosen trade, he/she will be able to lead a team and work independently to analyze and correct complex problems, ensure that non - license workers perform work, in a manner consistent with correct work practices. Help determine manpower, material needs, and deadlines for jobs or projects
Learns and utilizes the site CMMS. Update work status and document tasks completed in the CMMS utilizing a mobile device. Critical information is updated in real time. Attention to detail is vital to our day-to-day operations.
WORK PERFORMED
· Lead maintenance team under the direction of the Director and/or Operations manager.
· Clean, lubricate, service, repair, or diagnoses malfunction of HVAC, electrical and mechanical building systems, sterilizers, food service equipment, sprinkler and standpipe systems, transport systems, electronic signaling systems, Fire Alarm Systems and similar plant and specialty equipment items, with appropriate training, certification skills and licensing requirements as needed.
· Assist in making decisions on all repairs and reports major problems to the manager as appropriate.
· Perform a variety of duties in maintaining, repairing, operating, and renovating equipment and facilities:
· Construct, finish, install, maintains, and repair electrical and mechanical systems, or the facilities of any related systems, using power & hand tools and other necessary equipment.
· Perform occasional semi-skilled and skilled work in various crafts outside of personal specialization, such as electrical work, plumbing, carpentry, and other work as needed.
· Review outside vendor projects and make punch lists.
· Analyze and correct complex building system problems, alone or as part of a team.
· Analyze and solve electro/mechanical problems related to utilities.
· Support project management activity as needed.
· Responds to emergency problems in the facility and makes emergency repairs as needed.
· Maintain logs, perform rounds, and completes P.M. work orders, tests, and inspections.
· Make recommendations for modification or improvement of preventive maintenance systems.
· Maintain shops and mechanical areas in a clean and safe manner.
· Serve as a member of facility’s emergency response team.
· Perform related and other departmental duties as required.
· Must be available to be on call and respond to campuses emergency needs
Education and Experience Required:
High school diploma, or equivalent – 2 years of skilled trade school or maintenance vocational schooling – 5 years’ experience as a Maintenance Technician in an institutional setting in an engineering or maintenance discipline. Must have one of the following: Journeyman Electrical License or Registered HVAC Technician with EPA certification in Refrigerant, or Journeyman Plumber License etc. Ability to read, comprehend and transmit complicated detailed instructions in writing and orally. Reads and understands blueprints and schematics. Must have or be willing to get Master License with 60 days of start date.
Equipment, Machine, or Manual Skills Required:
Valid driver’s license, Good physical condition and a general understanding of electro-mechanical equipment. A demonstrated skill in one trade and basic understanding of other trades acquired through similar on-the-job training. Ability to operate motorized tools and hand tools in a variety of trades.
Physical Demands: Sits, stands, bends, kneels, climbs stairs, ladders, and equipment, has good sense of balance to work on heights. Some lifting of medium and/or heavy equipment and tools.
Working Conditions: Some exposure to elevated degrees of high heat, noise, dust, dirt and/or areas requiring infection control. Requires meeting deadlines for completion of work on a daily basis. Work hour’s necessary to maintain facility in safe manner including weekends and nights. Requires the ability to drive a company vehicle on a daily basis.
