Position Summary: Responsible for assisting Building service Director with capital and operational budgeting. Scheduling, coordinating and overseeing capitol and renovation facility upgrade projects, facility equipment, efficiency and aesthetic upgrades. Responsible for documenting the building services supervisor’s, renovators’ and painter’s operations. These include preventive maintenance, repair, equipment and aesthetics evaluations, replacement, upgrades and renovations. Responsibilities include:
- Evaluate individual staff, and team performance. Mentor, guide and instruct staff and teams in their operations and processes.
- Coordinate and manage renovation, equipment organization and facility upgrade projects.
- Monitor routine and preventative maintenance schedules for all the equipment and buildings.
- Monitor all required safety tests for completion and anomalies.
- Coordinate Building Services resources to assist other departments as needed.
- Evaluate performance of Building Services office through inspections and other quality control techniques.
- Prepare and maintain required records, reports and analyses; submit reports to the appropriate agencies.
- Advise and consult with Director on project prioritization and planning.
- Delegate authority to staff as necessary to facilitate the smooth flow of materials and services.
- Participate in the research, preparation and writing of the department budget; operate the department within budgetary guideline.
- Participate in the research, and the keeping up to date with the Fire, Pool, and Safety data binders
- Promote the importance of customer service to all staff in all circumstances. Promote continuous quality and efficiency improvement for the facility, grounds, equipment, systems operations and processes through workforce utilization that maximizes skills.
- Create, monitor and control departmental budgets for all divisions and operations of Buildings and Grounds.
- Management of all construction, renovation, repair, equipment replacement and upgrade projects to the facility, grounds, equipment and systems.
- Investigate and/or negotiate service contracts and material supply with existing and prospective vendors.
- Acts as liaison to the D.O.H., HUD, C.O.R and R.F.D. for life safety and building code compliance and also to service contractors, construction contractors, energy suppliers, telephone, cable television, water/sewer and other service providers.
- Management of roof space rental contracts.
Qualifications:
- High School Diploma or equivalent certificate of completion.
- Minimum of three years’ experience in facilities management, budgeting, supervision, and maintenance operations. Healthcare experience preferred
- Valid NYS driver’s license
- Must be proficient with Microsoft word and excel
- Ability to code/prepare Building service invoices for payment
- Ability to interact with elders and care for their needs
- Knowledge of principles and processes for providing customer and personal services
- Willingness to embrace and exemplify St. John’s Brand Characteristics
Physical Requirements:
- Standing, bending, twisting, ladder climbing, lifting up to 40 lbs. and pushing or pulling rolling loads up to 200 lbs.
Exposure to Conditions:
- May be exposed to standard hazards involved in healthcare setting i.e. infectious d diseases, odors, psycho behavioral situations etc.
- Standard hazards involved with building trades and weather and temperature conditions of the region.
