For me, that’s a big breath of fresh air."- Sunrise LeaderThe Senior Director, Acquisitions will be responsible for deal sourcing, target identification, business case building, due diligence, and evaluation of potential deals. Further, this position will be involved in negotiation, closing and integration activities. He/She will run point with ownership groups on performing due diligence on possible acquisitions that will transition to Sunrise management. This role will be client-facing with a business development focus in pursuance of developing strong relationships with Property Owners (often REITS).
The Senior Director, Acquisitions will thrive in a high-energy, rapid-paced environment with tremendous responsibility, independence, and growth potential. As a member of the Sunrise Asset Management Team, he/she will report directly to the SVP of Asset Management. This role is crucial in supporting Sunrises growth commitments.
RESPONSIBILITIES & QUALIFICATIONS
Responsibilities:- Organize and conduct initial due diligence on potential acquisition targets.
- Execute M&A strategy; lead deal sourcing, diligence, and assist with negotiations, and integration.
- Business Development: build new relationships and expand existing relationships to pursue new management contracts with REITs.
- Conduct and present research on new growth opportunities, external M&A activity, and risks to company. Monitor key initiatives across the industry.
- Prepare detailed reports and presentations describing the key attributes of growth opportunities and target acquisitions.
- Work collaboratively with finance and development leaders to prepare and analyze financial models for potential acquisitions and growth opportunities.
- Help Development negotiate JV structure and management contracts.
- Support valuation activities.
- Coordinate with Development, Operations, Legal and other functional departments to ensure a successful closing and initial transition of new communities and team members.
- Work collaboratively across the entire organization to compile and manage company growth strategy, which includes analyzing and providing recommendations to Executive Leadership.
- Partner with Asset Manager to monitor financial performance of acquired communities and prepare reports against underwriting.
- Prepare periodic status reports for ELT and Board.
- 5 years of M&A related experience with an emphasis on senior housing or hospitality.
- In-depth understanding of an acquisition process.
- Network of contacts in REITs, Private Equity and ideally Senior Housing Owners.
- Deep experience and independent ability to prepare M&A financial models analyzing potential deal investments.
- Excellent presentation skills essential (including Board level).
- Demonstrated success working both independently and in highly collaborative environments.
- Exceptional analytical, strategic, and critical thinking skills essential.
- Ability to manage multiple projects simultaneously.
- Knowledge and experience in several of the following areas is strongly preferred:
- Real Estate ownership/management
- Finance and M&A
- Senior Housing
- Investor Relations
- Strong communication skills, able to interact and support both financial and operations professions, including internal and external teams.
- Ability to build strong relationships with financial partners and adept at business development.
- Ability to analyze budgets, expenditures, competition, trends, etc. for evaluating and completing a wide range of job-based transactions.
- Excellent project management skills in planning, coordinating, prioritizing, and solving complex problems.
- Collaborative business partner with operational, financial, and development leadership across the company.
- Well-developed skills in building and updating complex financial models.
- Expert user of Excel, with exposure to PowerBI and other planning systems strongly preferred.
- Bachelor’s degree required; MBA preferred.
