OVERALL FUNCTIONS


Position is responsible for cleaning public areas, offices, clubhouses, models and vacant apartments. Position may also be required to perform other cleaning and light maintenance work under the supervision of the Service Manager


ESSENTIAL PERFORMANCE SKILLS, DUTIES, AND RESPONSIBILITIES

  • Requisitions supplies, parts and equipment from storage areas and advises the Service Manager when purchases are required.
  • Works with Service Manager to keep storage and shop area in a neat, well-stocked, clean, organized manner, per company color coded program.
  • Works with property staff to maximize renewals by performing maintenance procedures as required by the property renewal program.
  • Per the direction of the Service Manager, regularly inspects property and reports maintenance and repair issues.
  • Cleans offices, clubhouses, laundry areas, pool facilities, model, vacant apartments and exercise areas daily. Mops, vacuums, dusts and cleans floors, walls, windows, appliances, furniture and other fixtures as required.
  • Performs other cleaning assignments as directed by the Service Manager or Property Management personnel.
  • Works with other maintenance staff to ensure adherence to company safety standards, policies and procedures. Wears and uses safety equipment, as required.
  • Attends regular on-site safety meetings and complies with all federal, state, and local safety regulations, including OSHA, EPA, Worker’s Compensation and Hazard Communications. Insures that all hazardous materials are properly labeled, stored, and handled.
  • Strictly adheres to the Property Key Control Policy.
  • Adheres to customer service standards. Works to ensure that resident maintenance issues are dealt with in a timely manner and that proper follow-through is done.
  • Performs all other job duties and responsibilities as assigned by the Service Manager.
  • Must be regular and predictable in attendance.
  • Must be able to work in a cooperative, respectful and professional manner with co-workers, supervisor, Maintenance Associates, Community Manager, Regional Manager and residents.
  • Must have the ability to complete an assigned task in a safe manner and in a constant state of alertness and must be able to understand and follow all safety rules.
  • Work professionally, efficiently and effectively under deadlines and productivity standards.
  • Performs other related duties as required and follows all Company Policies and Rules. (Related duties, as required, are duties which may not be specifically listed in the class specification or position description but are within the general occupational series and responsibility level typically associated with the employee’s class of work.)

JOB QUALIFICATION REQUIREMENTS


Knowledge/Experience:

No experience is required. Must have proven ability to successfully work as a team member. No specific educational level is required. Must be able to read, write and communicate in English. Position requires good customer service skills. Must be able to work effectively with a team of people.


Machines, Tools and Equipment, Software:

Hand tools normally used in construction, maintenance and landscaping. Power tools including circular saw, power drill, bench grinder, string trimmer, hedge trimmer, power floor cleaner, carpet shampoo machine, paint sprayer, power drain cleaner, chain saw, key machine, and all chemicals associated with maintenance and landscaping essential job functions. Motorized Vehicles.


Licenses/Certificates:

Valid driver’s license along with good driving record with auto insurance required. Must be EPA or CFC certifiable.

Must be able to work any of the seven days of the week as necessary to get the job done.


PHYSICAL AND VISUAL ACTIVITIES

Inside and outside work in all types of weather. Medium to heavy work requiring prolonged or repeated standing, walking, climbing, stooping, kneeling, crouching and lifting to a maximum of 100 pounds, with frequent lifting and carrying of up to 50 pounds. Good eye/hand coordination is essential. Color perception, the ability to differentiate colors in terms of hue, and the ability to identify a particular color or combination from memory is required. Must be able to lift and work heavy equipment and utilize a ladder as required.

While performing the duties of this job, the employee frequently works in outside weather conditions and is frequently exposed to risk of electric shock. The employee occasionally works near moving mechanical parts and in high, precarious places and is occasionally exposed to fumes or airborne particles.
