Position Summary
The Maintenance Director is responsible for the general maintenance and orderliness of the property and oversight of the maintenance systems to ensure optimal operations and satisfaction in accordance with BVHR policies, procedures and applicable federal, state and local standards, and regulations.
Essential Duties and Responsibilities
- Plan, direct, organize, implement, evaluate and direct the facility’s maintenance programs accordance with BVHR guidelines.
- Coordinate maintenance service and activities with other departments (i.e. Nursing, Activities, Housekeeping, Dietary, etc.).
- Ensure that services performed by outside vendors are properly supervised and completed in accordance with contracts and work orders.
- Maintains work order log for equipment repairs, replacement, ensures work orders entries are accurate and up to date.
- Responsible for completion of work orders for tasks related to the physical maintenance and repairs of the assigned buildings utilizing work orders.
- Responsible for implementing routine physical improvements.
- Respond to emergency situations in accordance with departmental protocol.
- Maintain all equipment, tools, supplies in stock, inventories and logs.
- Implement a comprehensive preventative maintenance plan and maintains related records and logs.
- Assist with controlling expenses associated with the operation of the buildings.
- Communicate effectively to the Executive Director any building status and changes.
- Adhere to all safety standards, policies & procedures, codes of conduct and best practices. Complete weekly inspections of all safety equipment.
- Responsible to obtain and maintain Safety Data Sheets (SDS) for hazardous chemicals used in the maintenance department.
- Implement and maintain a standard HAZCOM program. Ensure all containers are labeled and stored properly, appropriate protective measures are followed, etc.
- Utilize materials, supplies, tools and other building property in a safe, productive manner.
- Responsible to oversee and/or assist with various waste disposal of the facility.
- Make periodic rounds to check equipment and to ensure that necessary equipment is available and working properly.
- Order and maintain adequate maintenance supplies.
- Consult with Executive Director daily concerning resident status, census, budget, personnel and other relevant issues.
- Create and maintain required records according to establish facility procedures and state and federal regulations.
- Participate in department, volunteer, committee and individual meetings.
- Participate in facility surveys (inspections) conducted by government agencies and ensure required compliance.
- Keep abreast of current federal and state regulations, as well as professional standards of practice.
- Organize information/data to identify trends and problems within your department; review information to determine underlying issues. Generate measures to achieve business goals, review with Executive Director.
Position Requirement and Skills
- One year of experience with building maintenance (painting, minor plumbing, minor electrical, carpet cleaning, pressure washing, etc.)
- Knowledge of building equipment, building codes and building systems.
- Flexible schedule, including availability to work evenings, weekends and holidays as needed.
- Must have working knowledge of appropriate Microsoft Office programs.
- Must have a driver’s license.
- Have exceptional problem-solving and time management skill.
- Ability to multitask.
- Possess good interpersonal communication skills.
- Remain flexible and adaptable.
- Work harmoniously with other employees and develop/maintain good employee relations and employee morale.
Education & Experience
- Must possess, as a minimum High School diploma or its equivalent.
- Minimum three (3) years’ experience in a supervisory capacity in a maintenance related position.
Physical Requirements and Environmental Conditions
- Must meet the general health requirements set forth by the policies of the facility which include a medical and physical examination.
- Must be able to relate to and work with those who are ill, disabled, elderly, emotionally upset and at times hostile, within the facility.
- Physically demanding, high-stress environment
- Exposure to blood and body fluids, communicable diseases, chemicals, and repetitive motions
- Full range of body motion including handling and lifting patients. Requires light to moderate work with 50 pounds maximum weight to lift and carry.
- Position requires reaching, bending, stooping, and handling objects with hands and/or fingers, talking and/or hearing, and seeing.
- Must be able to move intermittently through the workday
- Must function independently, have flexibility, personal integrity and the ability to work effectively with residents, staff, and support agencies.
- May be necessary to assist in the evacuation of residents during emergency situations
- Must possess sight/hearing senses or use prosthetics that enable the senses to function adequately so that the requirements of the position can be fully met.
