What are the responsibilities and job description for the Construction Superintendent position at TCD Construction?
General Contractor is seeking an experienced project superintendent to manage all field operations for commercial construction projects from mobilization to turn-over. A minimum of 10 years of field supervisory experience in self-storage construction, new construction, tenant improvement, and renovation type projects in commercial construction Preferred. Candidates must possess the proper skills and character attributes to fulfill the following essential functions: Professional experience and a clear understanding of all facets of the project life cycle (pre-planning, sequencing, safety, quality control, and post-construction close-out) including:
The ability to read and analyze project specifications and drawings for constructability, conflicts, and advanced planning
The ability to coordinate a site organization plan to maximize scheduling efficiencies and public safety
The ability to accurately plan, schedule and coordinate all construction tasks using CPM scheduling
Maintain and update the project master schedule and short interval schedules to comply with deadlines
Effectively manage subcontractors for compliance with the schedule, quality, and safety requirements
A thorough understanding of regulatory, permit and inspection requirements
Effective planning and coordination for material procurement
Thoroughly understand subcontractor scopes of work
Proactively inspects work in progress to ensure materials and workmanship comply with the specifications and quality standards
The ability to implement and enforce a site-specific safety program
The ability to recognize and immediately rectify job site hazards
Accurately document daily progress and proactively initiate information requests
Conduct weekly subcontractor meetings to discuss coordination, conflicts, safety, housekeeping, and advanced planning
The ability to consistently meet or exceed deadlines required for each project
Effectively manage the day-to-day operations in the field
The ability to clearly communicate and implement goals and expectations Outstanding attention to detail with strong organizational and documentation skills
The ideal candidate must have professional customer service skills and the ability to work closely with others in a team setting.
Reviews R.F.I. status, back charges, delays, etc.
Communicates directly with subcontractors to ensure prompt and accurate drawings
Communicates with Project Manager and team on all project related issues, changes, or delays
Assists the Project Manager and team by conducting closeout meetings 30 days prior to completion date
Develops plans and implements strategies to complete projects on or ahead of schedule and at or under budget
Maintains and implements the pre-established guidelines necessary to perform of the required duties of the position
Tracks self-performed work production and stays within budget
