JOB PURPOSE
The Building Engineer, supervised by the Assistant Executive Director of Operations, ensures the building is being operated in a safe, effective, efficient, and uninterrupted manner. The Building Engineer is responsible for the operation, maintenance, and repair of all building systems of the 14th Street Y & some systems at the Sirovich Center for Balanced Living, including mechanical, electrical, HVAC, plumbing, fire and other systems. He or she supervises superintendents, porters, security, and maintenance staff at both the 14Y and Sirovich Center.
SCOPE OF INFLUENCE
- Collaborates with programs and staff based in the 14th Street Y, the Sirovich Center for Balanced Living, and across the organization.
- Oversees contractors performing construction, maintenance and repair in building; works with inspectors during building visits.
- Supervises Building Superintendents at both sites
- Oversees the work of contracted facilities and security staff and manages the relationships with vendors
KEY RESPONSIBILITIES AND ACCOUNTABILITIES
Operations, Maintenance, and Repair of Building and Building Systems
- Operates and maintains mechanical, electrical, HVAC, plumbing, fire and other systems, including commercial kitchen equipment (needs differ in each building).
- Responsible for systems, which vary by building; create workflows and supervision styles that fit with each building’s needs.
- Manage relationships and maintain clear communication channels with the security and facilities contract companies to coordinate contracts, schedules, invoices, etc.
- Work with Director of Operations to track all schedules and ensure invoices for contracted work are correct and inputted in a timely manner.
- Maintains certificates of inspection for boilers, generators, elevators, exhaust, fire and other systems and equipment to ensure safe, efficient operation of building and conformance with all Federal, State, and City codes and regulations.
- Establishes and completes regular schedule of building rounds, performing systems checks and inspections, implementing corrective actions as required to keep systems within compliance and operating efficiently.
- Performs and oversees skilled work on building, building systems, and building renovations to ensure safety of occupants and continuous operation of building.
- Establishes and completes regular schedule of building rounds with the Building Superintendents to ensure the building is kept clean and all safety standards are being followed.
- Works with Building Superintendents to set weekly work schedules of porter staff; takes part in progressive discipline procedures with porter staff when necessary.
- Schedules, supervises, and assesses contractor work, plans and manages operational impacts of construction.
- Works with City, State, and Federal inspectors and agencies.
- Handles all emergencies requiring skilled maintenance repairs and ensures back-up procedures are in place to handle emergency repairs in event of absence from building.
- Orders and maintains inventory of supplies needed for repair and maintenance of building systems, evaluating requests for building alterations, estimates costs, determines needs for materials and equipment, and recommends cost saving alternatives.
- Provides assistance to clients and staff in a courteous and expeditious fashion.
- Works with Director of Operations to negotiate and develop maintenance and project contracts; manages and forecasts spending amounts and ensures work stays within budget.
- Assists Director of Operations to develop and enforce safety, emergency preparedness, environmental care, and risk management protocols.
- Assist Director of Operations and AED of Operations in creating and maintaining yearly budget for the facilities department.
- Monitors and manages staff productivity, ensuring effective staff development plans and continuous staff education and skills assessments.
- Attend staff meetings & maintain relationships with Operations and Facilities staff at other Educational Alliance sites, as well as other Lower East Side Settlement Houses.
- Perform other duties as assigned.
JOB REQUIREMENTS
Required Knowledge
- Bachelor’s degree or equivalent combination of education and experience.
- Minimum of 10 years of experience in building operations; and engineering, equipment, and systems maintenance.
- Supervisory experience; familiarity with collective bargaining agreements and progressive disciplinary process.
- Team player with sound organizational and time management skills; interacts positively with others to meet organization’s objectives.
- Ability to manage and complete multiple tasks at the same time.
- Knowledge of Federal, State and City codes and regulations involving construction, installation, fire, mechanical, electrical, safety and sanitation.
- Ability to work with pesticides, caustic chemicals, and with dust and noise; experience in safely disposing of hazardous materials.
- Holds necessary/required licenses and certificates.
- Knowledge and understanding of architectural and MEP drawings.
- Strong customer service and communications skills.
- Working knowledge of Microsoft Office.
- Has active driver’s license; available and on call 24 hours/day.
- Able to lift 50 pounds; able to sit, stoop, crouch, kneel, crawl, balance, climb stairs and ladders; able to work at heights and in environments with temperature ranges while working inside and outside.
