This position is responsible for oversight and housing management of Geneva Place, a senior rental community for persons age 55 and older, located in Geneva, Illinois. Responsibilities include financial management, assurance of resident services provision, staff management, and meeting budget goals.
This position is administrative, managerial, and service-oriented in nature. In performance of duties, the housing manager is entrusted with the following responsibilities:
- Manage the day-to-day operations of Geneva Place.
- Develop, monitor, and make adjustments, in consultation with supervisor, to the operating budget. This involves daily review of expenses and revenue. Processing of invoices and timely billing and collection of rents are essential to the budget management. Projection of expenses and identification of variances will be a significant performance measure for this position.
- Interact and work with residents to provide services as outlined in their leases. As additional service needs are identified which are outside the scope of the lease, the housing manager will make appropriate referrals to other vendors, such as home care.
- Supports marketing manager in meeting occupancy goals through sales and move-ins. This involves support of marketing efforts, assisting in timely refurbishment of vacated apartments, direct sales activity through tours and events as needed, and review and approval of applications.
- Supervise employees and departmental functions to meet the service needs of residents as outlined in their leases. Hire, schedule, and supervise staff, assign duties, provide training and discipline as needed. Evaluate job performance of employees.
- Ensure resident satisfaction is at the highest level. This will be accomplished through positive interaction, communication and the provision of quality services.
- Aid in adjustment of resident to the community. Encourage family involvement and support. Work with families regarding admission and discharge when appropriate.
- Identify challenges, opportunities and potential concerns regarding resident well-being, resident and employee satisfaction, physical plant needs and services opportunities. Share these items with the supervisor.
- Maintain a current policy manual matched to Geneva Place and Covenant Retirement Communities. Ensure that the manual is updated when policies are changed, added or deleted.
- Review all resident applications to ensure that proper documentation and financial screening has been completed prior to move-in. Maintain resident files in a confidential and locked location.
- Organize and direct office functions as necessary.
- Refer changes and/or benefit information to the accounting department for payroll processing. Assure that the payroll function is processed timely.
- Promote and maintain good public relations with residents, families, visitors, and the community.
- Create, retain and maintain administrative files and other data requiring periodic review and update.
- Regularly communicate with residents, families and staff (bulletin board, memo, monthly newsletters, resident meeting).
