Position: Property Superintendent
Reports To: General Manager
Responsibilities: Manage Housemen, pool attendants and grounds and landscaping employees or vendors as needed.
Position Overview: Hands on Maintenance and supervision to maintain and supervise the physical building structure, mechanical, electrical, HVAC systems, and related equipment in accordance with energy conservation and preventative maintenance programs. Insure upkeep of the interior and exterior corridors of the property. Supervises as needed seasonal support staff.
These duties may be described as, but not limited to:
- Conduct walk-throughs and visually assess the safe and efficient maintenance and operation of the physical structure of the property which includes all mechanical, electrical, HVAC systems and any other related equipment. Responds accordingly.
- Maintains effective energy management and preventive maintenance programs on the safe and efficient use of equipment and energy on properties.
- Takes care of daily operational maintenance issues and projects in a timely manner in order to maintain uninterrupted guest satisfaction.
- Supervise, direct and discipline/commend seasonal housemen, pool attendants and grounds keepers according to handbook policies and procedures.
- Communicate pertinent information to the staff such as daily operational issues needing attention.
- Schedule and direct staff in their work assignments and follow up to insure work is completed according to hotel standards.
- Trains staff according to established policies and procedures. Enforces the highest customer service standards at all times.
- Interact positively with guests and owners promoting hotel facilities and services.
- Resolve problems to the satisfaction of involved parties and/or communicate necessary information to the general manager for immediate resolution.
- Maintain open communication regarding hotel needs with all inter-departments of Cape Resorts.
- Due to the seasonality of the rental period, the superintendent will be required to work varying schedules to reflect the business needs of the property. As a “live in” position must be available for “on call” situations that arise on non-scheduled hours, as necessary.
Required Knowledge, Skills, Abilities:
- Perform repairs, maintenance, and property upkeep. Must have all-around skills to make minor electrical, plumbing, a/c, painting, carpentry and misc. repairs.
- Must have basic knowledge of building codes.
- Must have basic knowledge of plumbing and electrical systems, maintenance of records of power.
- Must possess basic computational ability and computer skills.
- The worker is subject to working outside, year around in all weather and atmospheres.
- Must be able to stand and exert well-paced mobility for up to 8 hours in length, and be able to reach other locations of the property on a timely basis.
- Must be able to bend, stoop, squat and stretch to full cleaning and maintenance tasks.
- Must be able to lift up to 25 pounds on a regular and continuing basis, frequently lift 50 pounds, and occasionally lift up to 100 pounds.
- The worker is subject to hazards: includes a variety of physical conditions, such as proximity to moving mechanical parts, electrical current, working on scaffolding and high places, exposure to high heat, chemicals, atmospheric conditions—one or more of the following conditions that affect the respiratory system or skin: fumes, odors, dusts, mists, gases, oils or other cutting fluids, or poor ventilation.
- Requires grasping, writing, standing, sitting, walking, repetitive motions, bending, climbing, listening and hearing ability and visual acuity.
- Requires manual dexterity to use and operate all necessary equipment.
Minimum Qualifications:
- High school or equivalent education required. Bachelor’s Degree or related technical school degree preferred.
- All employees must maintain a neat, clean and well-groomed appearance per Company standards.
