The Springs at Happy Valley is seeking a Painter / Maintenance Assistant for a one-of-a-kind Independent, Assisted Living, and Memory Care community in Happy Valley, Oregon.

This community contains 210 beautiful homes for our seniors to spend the best years of their lives.

Essential functions of the job are :

• Completing apartment repairs following move-outs (drywall repair, texturing, painting).
• Support maintenance of facility exterior, including building, lawn, plant and / or flower beds, walkways, driveways, and parking lot.
• Support maintenance of facility interior, including resident apartments, common areas, offices, storage rooms, and kitchen.
• Assure all equipment and supplies related to maintenance tasks are stored appropriately and safely.
• Assure Plant Operations Director and Maintenance Lead are regularly informed of facility status and particularly of any significant problems for which guidance is necessary.
• Assist residents with cable TV setup and troubleshooting.
• Support in collection and disposal of garbage and recycling throughout the building.

Some additional functions :

• Demonstrates safe working practices at all times
• Listens effectively and provides clear, concise, and accurate verbal and written information.
• Able to follow written English instructions from electronic maintenance requests.
• Cooperates with others to effectively and efficiently achieve goals and resolve problems.
• Maintains confidentiality and privacy of our residents and staff at all times.
• Meets the needs and wishes of customers (residents, staff, and families) appropriately by being prompt, polite, professional, and kind.
• Consistently reports to work on-time and completes scheduled shifts

Qualifications

Previous experience in apartment maintenance or similar preferred

Previous experience in drywalling or painting preferred

Ability to interpret a variety of instructions furnished in written, oral, electronic, or schedule form

Ability to solve practical problems

Ability to prioritize and organize assignments

Proficient PC skills including e-mail, record keeping, routine database activity, word processing, spreadsheet, graphics, etc.

Ability to pass a criminal background check and drug test prior to employment

Typical physical and environmental considerations :

Maintain ability to lift 75 pounds; to stand or walk throughout the vast majority of the workday, and to frequently push, pull, bend, twist, and reach.

Must have sufficient manual dexterity to work with the fingers and to reach / handle items.

Must also be able to walk throughout campus on a frequent basis for extended periods of time (up to five hours).

Involves light to heavy physical activity performing non-strenuous and strenuous daily activities
